BEWARE - will rip you off at renewal. Other good buildings in the neighborhood. Updating my review (it had been positive after they helped with a delivery). Ironically I had posted one of the most positive reviews. Now I say BEWARE. Just got completely misled when I renewed my lease. Never should have trusted them regarding current rates- ripped off by a HUGH amount. Intend to report and to educate others. Im sure they will post some nonsense about rates. Will forever do more research. Do not trust this management. Obviously I would never renew again and cannot recommend.
After an exhaustive search for a large, affordable, and brightly lit studio in the Rittenhouse/Center City area, I wandered into 2116 Chestnut on a whim. Emily from the leading office squeezed me in for a quick tour and I applied on the spot. A week later, I can say I had an incredibly smooth move-in process and am so happy to have landed at 2116 Chestnut. The entire team is great (kind, welcoming, and efficient) and the building is quiet, clean, and full of other young professionals. The doormen already know my name, Emily and her counterpart have been extremely quick to answer my questions, and Jose from maintenance spent over an hour with me on my move-in day to make sure everything was in tip-top shape. Highly recommend this building and management company!
Wonderful building to live in. Beautiful views, lots of light due to floor-to-ceiling windows. Great amenities (hot tub, grills, party room, media room, business center, gym) which are always clean and well-maintained. Management and maintenance are helpful and responsive. Location is unbeatable. We had some great years living here!
The new management has been nothing but horrible. All you get here is inflexible lease, high rent and fees, and extremely poor service. The ear piercing alarm which is noted in the other review is just one example from a very long list of failed service: broken garage door, hot hallways in the summer, dysfunctional package delivery system, broken garbage shoot, and so on. Earlier today the alarm went off again and despite several announcements that the situation was under control, we are still sitting in the dark and have had no power since early afternoon. When we tried to use the stairs to get to the lobby, we noticed there were no working emergency lights in the building to our shock - and fascination of the fire department!
The buildings motto is Life is Better Here and thats true if your life would be materially improved through the introduction of constant ear-piercing alarms that repeatedly go off for no apparent reason and cant be turned off for several hours. Additionally, I know that my life has been made better each and every time that I have to walk up 27 flights of stairs to get to my apartment when the elevators are down, which is several time a week. Who doesnt love attending a dinner party that involves hiking up 500+ stairs? Ill tell you: 100% of the people that I had over last night. It was a magical evening for the sweaty and exhausted guests that made it to my door and equally enchanting for the people that gave up and went home after arriving to a lobby packed full of irritated residents.Im so glad I get to pay some of the highest rents in the city for such incredibly poor management and a daily battle to get back to my home.
While considering options in Philadelphia for a luxury rental, 2116 Chestnut really stood out. We had a tour with Emily, who showed us the building, apartments and amenities. Emily was friendly and knowledgeable about the building. I will certainly consider this as an option for the future.

2022-01-29I would avoid this building at all costs. They advertise themselves as a luxury building, but in reality it is a glorified dorm. There is no recycling on floor, the trash chute sometimes works, and the BUILDING DOES NOT ACCEPT PACKAGES. Furthermore, they will sneak things into your lease like paying for shared buliding electricity which is frankly unethical. And the best part is the management team will consistently email you speaking to you like you are a child. I will be moving, and I highly recommend all peoples avoid this building.

2022-04-03Toured units with Vicky today. Units and amenities are gorgeous. Not to be topped by Vickys incredible customer service. She went out of her way to make sure we had all of our questions answered. She went above and beyond to show us as much of the building as she could. We were her last appointment of the day, but you would never know it. PS: There are snacks.

2021-03-02The location and the amenities in the building are both great. Unfortunately, they in no way make up for the abysmal organization or lack of reliability and professionalism from the leasing staff (who you continue to deal with as a resident). I would recommend against living here here solely because it is not worth the hassle from the management. I repeatedly had incorrect charges to my account that were ignored until I asked, often repeatedly, to have them refunded. When I asked what I could do in the future to help prevent these mistakes, I received somewhat hostile responses as if they believed my concerns were absurd. I definitely should have taken the reviews Id seen online about the poor management and the frustrating leasing office more seriously before deciding to live here.They handle parking all on paper and were very disorganized in finding parking spots (they charge parking your bill as a second person fee and when I requested they have it say parking to prevent confusion, they were incensed. I got a parking ticket for parking in guest parking when I didnt receive my parking spot number in a timely manner (despite multiple email exchanges to ensure I would have parking on my arrival).This company clearly functions, like many large apartment complexes, with a primary focus is getting the most money out of residents. Make sure you get everything in writing and never trust a phone conversation or in-person conversation because they will never stand by anything said in-person.*just to note, I have never in my life left a review for anything before*

2019-09-252116 is a great place to live. The apartments are very nice and recently refinished. The layouts and amenities are great - movie room, free printing, nice gym, outdoor patio with grills, random waffle bars that are awesome. The staff and team is incredibly helpful. Rachel was a pleasure to work with in the leasing office and made the whole lease to move-in process very easy. The maintenance team are total all stars - get stuff done immediately, great fun to be around and always helpful.

2018-12-20Lived at this apartment when it first opened and since I left they have inaccurately reported to credit agencies that I left a balance when this is not the case. Management refuses to follow through with requests of documentation signed by them that the apartment was paid in full years ago. This has now affected my credit and any future apartment I have tried to rent at. Absolutely ridiculous. They also refused to refund the security deposit after removing charges. They claim they sent a check which never arrived and now just ignore the request as if the conversation never occurred. This is not the only place that has done this in Philadelphia.The numerous ridiculous alarms that go off for no apparent reason others have mentioned was definitely what I experienced while living there too. One elevator was also constantly not working causing you to be late to work in the morning since there were over 20 floors of people leaving in the morning. Not to mention incredibly rude, nonexistent staff. If you ask for something you might as well just expect to wait years to have them follow through.Would never recommend this building or management team to anyone. There are far better places to live in center city for this outrageous price.

2017-03-11My experience at 2116 Chestnut has been fantastic so far! The leasing office was incredibly responsive and attentive before we moved in, and has continued to provide excellent service now that we are residents. While this building is a bit pricier than some other options in the city, the apartments are spacious and new and the location is perfect. We are very pleased with our decision to move here.

2019-08-07I have worked with the leasing office, and they were not very responsive if I want to be honest. I had to go alone through their website and book an apartment, although when sending them an email, they claimed to have no availabilities (after three email reminders from my side).Due to unforeseen reasons, I had to postpone my stay by couple months and I sent them an email to ask about the possibility of reusing the deposit for another unit. The email I received was very really lacking any kind of compassion.I think these two incidents show what kind of management run this building, only after the $$.

2017-06-05Living there for almost a year from July 2016 to May 2017, and had to terminate my lease early.Pros:1. Nice view2. Friendly front door guys, and on time maintenance3.Convenient location to center city and university cityCons:1. Unjustified high prices, Id say its on average 20-40% more expensive than similar high rises with no apparent reason.2. Terrible, unresponsive management. From taking days to fix the Coffee machine at the lobby to taking tons of phone calls to fix a simple error they made in account payment.3. Hot tub is only open during the hottest part of the year, so dont get fooled if thats what important to you. Its closing as soon as it gets a bit cold and doesnt open up until its hot as hell!.4. Only 3 elevators exist for this 35 story high rise, with one of the elevators mostly used for people whore moving in/out.In summary, the high prices combined with the unresponsive management made me terminate my lease even though I meant I lost 3500$ for paying on extra month rent to terminate the lease early.

2021-01-21I have lived here for nearly 2.5 years. The location is spectacular. You are close to 76 to get to the airport, Rittenhouse square, the river trail, 30th street station, university of Pennsylvania, art museum steps, and walking distance all the way to front and market streets. The view from the floor to ceiling windows on one side of the apartment is absolutely wonderful.
