Terrible landlord. It feels like they know that their tenants are students and take major advantage of them. Have been without a shower in my unit for days now with no response, no update, and no fix. When we moved in, it took them months to fix the issues that we reported upon move in. It just feels like they really dont care. Our heat broke and their solution was to give us space heaters. Moving out next year.Edit: It is absolutely hilarious that they responded and told me to call their number. I have been calling their number all day trying to get an update on my shower and they didnt care until a google review got posted...
I have lived at Campus Apartments for over a year now, I can honestly say the I am satisfied with the level of how they keep up with the maintenance of there properties. Customer service has been great!!! When I call for service they take care of any problems I have immediately with no questions asked. Customer service is stupendous, I have talked many times with an employee by the name of Brianna , she is always very helpful and quite courteous to my needs. I can say she is a great employee and should be compensated for her efforts in keeping up the good work for Campis Apartments. I would definitely recommend for a nice comfy and clean place to live.
I lived at their apartments and it was an absolute NIGHTMARE. The pipes in the building constantly knock, I had mice a couple times throughout my stay (and I’m very very clean), the unit upon move-in was filthy, nothing was updated, and the hallway stank constantly. Maintenance is absolutely horrible, slow, and do not fix issues in full.This was not a pleasant place to live. It was the worst experiences I’ve ever had with a company. In my opinion, they are deceptive and slimy, specifically on move-out.I advise to not lease with these crooks.
This organization is disgraceful. I have been living here since June, and I expected maintenance problems in an older building, thats fine, but an unresponsive landlord and maintenance staff is completely unacceptable. When our sink backed up (likely from years of build-up in old pipes that were never snaked), we had standing water on our floor for FOUR DAYS (completely violating the warranty of habitability) before maintenance came, only to blame my roommates and I for improper use of the garbage disposal (completely unfounded). The staff was completely incompetent and decided to replace our dishwasher rather than cleaning the lines. After over two weeks of issues (sink backing up, flooded kitchen floor and living room), we were forced to call a plumbing service at midnight on a Sunday to snake the lines, for which we had to front the money. After speaking to the manager of the Campus Apartments office, we came to an agreement over reducing our rent for the inconvenience, only after they were essentially swindling us to get away with losing as little money as possible. Their suggested resolution was insulting.Shortly after this incidence, maintenance was done on our bathroom without 24 hours notice, leaving us WITHOUT A WORKING BATHROOM (again, violating the warranty of habitability) for THREE DAYS. We were given keys to the creepy, empty apartment below us to use the shower, and while my roommate was in there, a maintenance worker entered after we were ASSURED that no one else had keys to the apartment.Last week, a dog was barking in the apartment next to mine for over 2 hours. Even after a dozen of us desperately contacted Campus Apartments via phone (good luck with after hours, NO ONE is available besides maintenance service, which is independent of the actual Campus Apartments office) and email, NOTHING was done. I have yet to hear back from the manager, who I simply asked to send an email to residents, reminding them to be considerate of neighbors.Based on my ranting you can see how terrible this organization is as a whole. Do yourself a favor and look for housing elsewhere.
Im writing this as Royal Palm Court has no water with no warning... again. Our experience in this building has been a disaster from start to finish. First, moving from another CA building, we were given a date to move in by which cleaning was supposed to be done in our apartment. The cleaners showed up while we were moving in and did very little.Then in November (after resigning for the next year) we discovered that the person who gave us a tour of the apartment before we signed our lease lied about the heat. We were told the radiators were our source of heat. It turned out to be the window units! Not only is this an efficient way to produce heat but the way they are installed means you basically have a window cracked at all times.While your lease may say you will always be given 24 hours notice before any staff will enter your apartment, dont believe it. This has been violated on numerous occasions. Nothing like waking up sick to find a stranger announcing their presence in your living room!Add to this the poor quality of the washers and dryers (2 of 3 were down for over a week!), rain coming on the windows if the winds are at the correct angle, and the critters and you couldnt pay me to stay.
I strongly suggest NOT rent from this company. They do NOT care about their residents at all. I would give negative star if thats possible. Here was my experience:1, They only care about money. When I first signed my lease, the moving out date was on 25th instead of last day in a month, but I was asked to pay a full month rent for last month, I didnt want to argue, so ok, I paid it. But when I renewed my rent last year, then changed the move out date to 20th! Not to mention how inconvenient that is, I was still asked to pay a full month rent for last month. Seriously??? I only lived in the apt for 20 days, not 30 days for that month! I tried to argue with them, but then of course, nothing happened.2, The maintenance always took FOREVER. There were several times I had to submit the same request again after several weeks because no one ever came to look at it. There was one time my shower has one O-Ring need to be replaced, so it took them several weeks to come, and then told me they had to buy another o-ring, and guess what, that took them another month. My water leaked for almost two months! I was always worried if it would flood my whole apt.3, Everything is about money. Yes I said it, but Ill say this again. I asked for a second key once, and I was asked to pay $75 for that key. Seriously, $75 for a key???? I had to return that key when I moved out, so are you serious???4, The front desk NEVER knew what they were doing. When you walked in and asked for anything, theyll say, Ill submit this request/take care of this for you and then, nothing ever happens. For example, I tried to get my mail box key from them when moved in, and no response after 1 month. I had to go back and submit another request online. I also assume their employees are not happy thats why they constantly get new people. And of course, calling never works. I had to go to their office every time when I need something, bc email or call never got answered, or even if they did answer, they never solved my problem or request.5, I have always paid my rent on time, even during this pandemic. Yes the lease was 12 month, but as someone that will be moving out of Philly, I asked them if I could renew my lease for another 6 month instead of 12, the answer, as you can imagine, was no. So I had to move out on 20th, paid for full month, and looked for a place for 10 days then moved again, since most leases starts on 1st day. But it was not just that, I called them, emailed them, multiple times, but didnt get a response until much much later which screwed up my entire schedule.6, I have experienced broken washer and dryer in different property for more than god knows how many times. There was one time all of them were broken for several month, Im pretty sure many residents complained and sent them maintenance request, but of course, like everything else, they dont get fixed until much much much later, like after several months.7, I moved in Aug, and was asked if I would like to renew my lease for next year in Nov, which was only three months after moving in. And if not renewing lease? Well, you would get constant visitors to come and see the apt for next year starting Dec or Jan, because they dont care about you at all once moving in, they only cares when you are a potential resident. When I say care, yes, I mean they care about the money you can pay them.This company is only good for residents when absolutely nothing goes wrong. If anything goes wrong, then good luck, youre on your own. So my suggestion is you look elsewhere!!! They are the WORST company ever.
I have been a resident of the campus apartment community for the past 7 months. The office staff is always available and willing to help with any question or issue you may have with your unit. The office staff is always friendly and knowledgeable. They are open to requests and suggestions about the property and what could make their residential communities better. The building I reside in is safe and secure. Also maintenance is rarely required; however when it is, it is easy to obtain and always completed quickly and satisfactorily. I am also absolutely in love with my apartment. It has become such a homey place. I love living there. While the experience may differ based on the building you live it and your location, I would recommend highly living in a dwelling owned by campus apartments.
Ive lived with Campus Apartments for about a year now. Kate Hoffman is the best! She was instrumental in helping me find an apartment that matched my needs, and often checks up to make sure things are going okay with my rental contract. I think this is really above and beyond behavior for such a large company.The apartment itself is nice though a little older (expected wear and tear), but maintenance responds to emergent requests pretty quickly; non-emergent requests sometimes need reminders. I needed a new oven and garbage disposal, and maintenance was very communicative about the timeline. Id say the only negative is that the apartment complex Im in is kind of loud/thin-walled.Overall, good experience so far!
1). Had to do early move-in in a hassle due to radio silence received from their employees about updates on my lease (my ex-roommate decided to renew then not to renew then whatever. As we signed the lease together I think I should be informed of such changes).2). When I moved in, the house looked fine -- thought the few scratches on the hardwood floor was completely fine and normal. When I moved out this year, I got charged ~$400 due to the scratches on the floor (which was even NOT caused by me).3). They asked me to decide if I would like to renew no more than 2 months after I moved in. Decided to renew, then suffered the whole winter with insulation and heating problems (which nobody could foresee). They would not let me retract the renewal even if I talked to them SEVEN MONTHS prior to normal lease end date.4). Finally they found someone who would take my lease. I moved to somewhere else, happily.Summary -- nightmare when dealing with them about leases. Trust other comments and avoid CA as much as possible.Or -- if you want to be out of electricity (heating included) in a cold winter night on Thanksgiving, because the circuit in the apartment cannot support your heating requirements, and that you want to practice how to deal with lots of issues which should not have ever existed -- you can neglect what I just wrote.
Some of the reviewers here have a lot of bad things to say about Campus Apartments and I can understand their disappointment. Most of the people who rent their apartments are either students or university staff who already have a lot on their plates. These people want a comfortable place to come back to after a long day so it is perfectly normal for them to go ballistic when something goes wrong. I’ve been a resident for about a month and a half and I will summarize the reviews here and write about my own experiences. I really want to be objective about this since I think campus apartments has a great potential to become a well desired rental service but unfortunately it also has a lot of issues which prevent that from happening.First of all, let me start by saying that the front desk staff are really nice. They answer every question with patience and help you whenever you need something. The office is open on saturdays and that is also a plus. I have never had any problems contacting them but since my apartment is quite close to their office I go visit them whenever I have an issue. I don’t know how responsive they are if you call them for instance since I haven’t tried that before.Some of the reviews talk about mice invaded flats. That is an ongoing issue unfortunately because a week ago I also realized I have them in my flat. Unfortunately, I feel like the management doesn’t take it very seriously. Don’t get me wrong I am not saying that they don’t care but I think they are not responding fast enough and so the problem persists. They told me on Thursday that the maintenance guys would visit me on Friday or Monday. The maintenance usually responds in 24 to 48 hours. They didn’t come on Friday and because I thought my issue was serious I asked for them again on Saturday morning and they finally arrived on Saturday afternoon. The maintenance guys were nice and they knew what to do. They sealed one crack behind my oven but they missed a large mouse hole behind my fridge. That is okay though for it was really hard to see that one without moving the fridge all the way out. Today, I asked for them again for sealing that remaining hole and a couple of other cracks. The front desk told me that they would visit me today but of course they didn’t bother. I also asked for a pest control service when I first noticed the problem but they told me that the extermination service they work with only comes around my neighborhood on Wednesdays so I am patiently waiting for them to arrive. Mice invasion is a problem in Philadelphia and I can’t hold Campus Apartments responsible for that considering also they told me beforehand that mouse issues might occur in any apartment in Philly. But when you have mice you have to act fast so I expected them to send a professional exterminator right away which will seal the cracks and get rid of the droppings safely. Instead I had to set traps and clean the droppings myself and since I failed to catch any mouse so far I’ve been living with them for 5 days now. Mice are safety hazards and considering the size of that hole they were in the apartment before me but the management missed the signs and rented the place without fixing the cracks first. I’m afraid one day a major problem related to mice might occur in one of their apartments such as a mice related disease or a fire. That would be a wake up call for them but unfortunately it would also inflict an irreparable damage upon their name.To sum up, the campus apartments rents great flats in great locations and their staff are helpful and responsive but the maintenance is like an independent entity that has its own flexible schedule and it seems like campus apartments has no control over them. Also, they don’t take good care of their properties until something is broken. I can see that they want to do better for they respond to the reviews and ask for feedback. In fact that was one of the few reasons why I choose to rent one of their properties despite the bad reviews. I hope this review could help them and the future apartment hunters.
Total rip off! These people should be ashamed - They take advantage of college students by leasing them disgustingly dirty apartments - Im talking holes in the floors!, ridiculous overpricing - for this we paid $1300 a month, horrible maintenance - we had to call six times to get an exterminator during which time the apartment could not be lived in, and defensive, unhelpful, nasty staff. Dont put yourself through this! STAY AWAYUPDATE: Campus Apartments sent me their email (see below) and asked me to contact them so they could resolve my issue. I did this twice over two weeks and received absolutely NO RESPONSE. I will have a great day! when you take accountability. Unbelievable.
I love renting through Campus Apartments - the staff is great and always helpful. Maintenance is done in a timely manner, and its assuring to know I always have someone to call if I need help with the apartment. I do wish that they would better communicate when there are issues or problems in certain buildings that may concern residents.
Emily one of the campus apartment Leasing Specialist was professional and her customer service was excellent showing us apartments in the rain. Providing us with accurate and honest information. We appreciated all of her hard work. Campus Apartments have a real asset to their team in Emily.
I just renewed my lease and have to say that the campus apartments is great! They showed to be very attentive with regard to any issue I had and provided very good service so far. It is not as convenient as going for an in-campus place, but I think it is the most convenient way of being off-campus.
They are the worst management company ever. I live at the Cottages on Port Republic in Harrisonburg VA and they have managed to rent out my home for next year where I already live at and they wont even budge to find a spot for me to live. The executives, Miles Orth and regional manager, Kara Ohlson are no help what so ever. Their only response is sorry we cant help. They care mostly about money and profit vs residence experiences. DO NOT RENT FROM THEM!
In the experience of a couple of months that I have living in an apartment leased from Campus Apartments, I can say that there was no problem that was left unmanaged. Sure, one needs to make at least three phone calls to get the attention, but in the end it works. There staff that I dealt with at the office was helpful. The only problem I had was with a broken fridge, but it was replaced at the end of the second day and, moreover, the bill for the food that got spoilt because of the warmth was subtracted from the monthly rent.I leave in a newly refurbished apartments, but not all of the places they own are so well kept. However, the apartments are advertised as they are, so each person is responsible for their own choice.
I just want to sing the praises of the University City, Philadelphia maintenance team, especially Ronald, night shift Kyle (DEFINITELY), day shift Kyle, and Dominic, as well as whoever Ronald’s boss is.We have had issues in our ground floor apartment with flooding when it rains. It’s happened 3-4 times since the month and change that we’ve lived here. They all went out of their way to make sure our problem was addressed, kept me posted, explained everything to me, and we’re so attentive and kind! They’re so quick to solve issues and always come through.
One of the worst companies Ive worked with period! With the exception of Shasta who has been helpful, everyone working in the organization seemingly does not give a s**t. Even in the midst of a global pandemic they expect their tenants to fly from around the world to move their stuff out with no sort of accomodation or reprieve. I am legitametly upset at myself for ever even considering living in a CA property. The mice and pests themselves warrant a 1 star review but the apathy of the administration is disgusting. Call them 50 times you might get a response twice. But if you really want to pay $1200 a month for a 60 year old poorly maintained property with an unreachable land lord please rent from CA.
Horrible company. Your rent will be raised if you want to renew (why would you?) despite the property nor the neighborhood having an increase in value. Maintenance will come into your apartment when ever they want even if you constantly ask to be notified. I know that theyve rummaged through my things too. All work done is terrible at best but they dont seem to care. Washers and dryers will constantly be broken for months at a time. One time a maintenance worker somehow spilled the top tank of my toilet all over the bathroom, I know because I had those blue tabs in there, and when I called about it I was accused of having done it somehow. I then informed him that due to past unpleasant experiences ive had I keep hidden security cameras in my apartment and asked if he wanted to change his story before I called management. He sent a maid out to clean up my apartment but its still blue in there. I sent the video to management but nothing ever happend about it. long story short, find another rental company.ps they let the trash area pile up into disgusting vermin infested mounds before theyll come pick it up.
Overall I had great experience with Campus Apartments.The staff is nice and helpful. Whenever something breaks/pest issue/etc they usually take 2-4 days to respond.One problem I have is the laundry. It has been broken for a 2 months but they have been working on it recently so hopefully we will get it soon.
I am simply writing this review based on what experience with Six 11 Ann Arbor and the management there. It is one of the property that this large corporation owns. I already left a review Under the name Lewis Kang. And this review is solely based on the issue with getting my security deposit back after I moved out. (I had a good experience with Six 11 while I lived there.) Below is what I left for Six 11 Ann Arbor google review.--------------------As an international, I find it nearly impossible either to collect my security deposit, or getting a response from the Six 11. I asked multiples times if they could reissue the check to my bank account, which they refused to do so because they are a large corporation (I have no clue what being a large corporation has to do with anything with reissuing the check.). 70 days after my lease expiration date up until now, they have not returned my security deposit yet. I asked for the reasons (the address they wrote down when they sent it to me, estimated time on how long it would take). They never told me what address they wrote down (Rebecca Reason said it was delivered to my unit in Six 11. I highly doubt it as it does not make any sense for them to send the check to themselves. She said she does not know the time it will take. It has been 70 days already and I am not even sure if they ever sent it from the beginning.She told me she would send the check and will provide me with the evidence (tracking number) two days ago (10/29/2019). At this point (31/10/2019), I have not received any calls or emails from her.Since the manager said it is a big corporation, I looked up the corporation (Campus Apartments based in Philadelphia) to find out who owns this property. According the google reviews this corporation already have numerous bad reviews regarding all matters, not only in Six 11.
I lived there for one year. In the beginning they are very friendly to get you into signing the contract. Security deposit is cheap which is convenient if you don´t want to spend so much money in the beginning. I signed a contract for an apartment and they called me to say they could not give the apartment I signed for but another one because somebody had signed the contract before I did. So I signed a new contract, then they called me saying that the apartment I was renting was being trashed by the people who lived there previously and that they could offer me a different one. It was all in a rush you think you have an apartment but it´s never sure, so I signed for the third time a new lease.in the lease it says that if you rent your apartment in august, by november you should tell them if you want to renew the lease. If you are not sure to sign a new lease they will start showing the apartment to rent it for the following year. In my case I had to move out because by november I was not sure I would stay and by march when I wanted to renew it (3 months before the end of the lease) it was rented. In theory the lease goes for ! year, you pay the last months rent in the beginning, but you cannot stay the full last month, they will kick you out so that they can rent it on the first of august. If you ask for a short term prolongation they don´t give it. If you ask if you can move out one day later they don´t give you one more day. Any detail you ask for they say no. But you should tolerate that they make you sign 3 different contract because their administration is a mess.
We live at the Westover and I could not be happier. The space is generous, we get a lot of light and it is one of the petfriendly buildings. The area is quiet compared to where we used to live 45 & Locust but public transportation is super easy to access. Bmore Ave is not far and right across from the building is a little convenience store and a laundromat. The folks in the building seem to be grad students/PhD candidates and young professionals.Maintenance has always been prompt and addressed all issues we ever come up with. The only thing that took a little longer and more persistence on my part were the windows but now we have all new ones. What is annoying is that maintenance will not tell you in advance when they come to fix whatever issue you reported. They usually come by the next day but give no kind of heads up. And that is not OK in my opinion. Our dog is very friendly and it is not an issue but if my dog was not, I would like to be able to make arrangements for maintenance and either crate her or leave the apartment with her. So a heads up 24 hours prior to coming to address maintenance issues would be great.The building is clean and they take really good care of it (weekly cleaning of the hallways, last summer the hallways, staircase etc. were repainted, the grounds are kept tidy - minus dog poop from folks that do not even live in the Westover buildings but come here with their dogs to handle their business). The trash bin area is usually a bit of a mess but that is not managements fault but due to morons being too lazy to put their trash into the cans. Instead, it is easier to just leave it on the ground in front of the otherwise empty trash cans. Idiotic. But I noticed they have staff come over several times a week to clean up after what you would think are grown people.One of the very few annoying parts: you have to renew your lease for the next term after 6 months already. Can we get to live here first before we have to commit to another year?Before we moved in I read some realllllly bad reviews about Campus Apartments online and got nervous. But none of it has held true in our case. Were happy we moved here and already extended our lease. In case you are wondering: I am 100% a tenant and this is 100% my own personal unbiased review.
Horrible company. they refuse to return any calls, youll get mystery charges and then theyll refuse to return your calls when you ask why youve been charged. Also, $75 as a lockout fee is a bit excessive. No idea why I still live at my place. Very upset with all of their service, definitely not renewing (when theyll ask 5 months before the end of my lease)
Moved into an apartment on 44th Spruce in August, they decided to replace the elevator without telling the tenants until after work started. Never once when we were looking at apartments did they mention that the elevator was going to be replaced. Elevator has not been out of commission since the end of September. Went down to the office in October and requested that reduce our rent since we live on the top floor and working elevator was one of the amnesties, the flyers they put up in our apartment complex said it might be done by the end of 2016. So for a quarter of our lease we would be without a working elevator. A lady who said she was the manager promised me it would be fixed by November 15th. Guess what its not fixed and they are raising our rent for next year.This is a horrible company that will lie straight to your face and smile. All they want is your money, run as far as possible away from this company.Also the laundry machine are always breaking and stealing money
I lived here for about 2 years. Stayed in two different Campus Apartments communities. Both were well kept, maintenance was pretty prompt and got to any of my issues at least by the next day after it being reported. Management was responsive to any inquiries and were helpful with suggesting places to get furniture.
AWFUL HORRIBLE DISGUSTING experience. If I could give negative stars, I would. STAY AWAY from this company. Nothing but problems and staff does not get back to you. You have to keep calling and calling until someone decides to randomly show up at your apartment with absolutely no warning. I went an entire week without electricity because my leasing agent (KYLE BREEN) LIED to my face about the situation. The apartment needed to be inspected. Agent told me he sent someone over and that everything was good. Called back and the office said they have no record of anyone coming out to inspect it. Went almost two weeks without a working stove because maintenance refused to return my phone calls. laundry machines rarely work and consistently eat your money. Have a carpenter bee hive on my porch. No one respond about until 7 days later and I have no idea what they did about it because they showed up without warning while we we all at work. Hot water did not work for almost a week after moving in. These people run a ridiculously unprofessional company and it should not exist. I honestly dont know how they are still operating. Keys they gave us didnt work for the front door, back door, or laundry room. This is an absolutely shameful, pitiful organization. Allowing me to move into an apartment with unlivable conditions, and refusing to fix them until after I harrass them for days. Im mortified at the way this company operates and it needs to be shut down immediately. Taking advantage of college students, lying, ignoring calls, and so much more. I could go on for days about how awful this company is. Please save yourself the trouble and RUN THE OTHER WAY if this company tries to tangle you in their web of unprofessionalism. Ive never been so disgusted with a company in my life. Id rather live under a bridge than deal with the people a day longer.
The heat basically not working in winter. I asked for maintenance many times, they just said my radiators were fine and I need to close the windows. WTF?! Then I found it’s because they don’t provide the heat most of the time, especially when it’s below 40 degrees and at night. Freezing cold indoor! No one cares!
If you expect to have hot water, dont rent here. This is the second time in my over a year residency that Ive been without hot water for an extended period of time (a month), in violation of the warranty of habitability. Yes, maintenance responds but for anything more than doing one of the many, many adjustments to keep the cheap garbage disposal (that I never use) working or temporarily fixing the washers or driers, that break often and always stink, it takes forever to fix anything.The second best thing about my residency here, after the lack of hot water, is when maintenance was done in the apartment above mine and my kitchen was subsequently flooded.Seriously, check Craigslist or one of the many over local sale sites if you think this is your only option, youll be surprised by what you find at a better price and quality.
This place has no respect or common decency for its tenants. They only come to fix things when they have to and often leave a mess behind. I had a maintenance guy leave his boot prints all on my table and ceiling dust on my bed when fixing a ceiling. The heat/cooling system is laughable because it gives you Luke warm air in the summer and cool air in the winter. Lastly there has been several times when I was woken up by CA employees just walking in my room or entering without any warning. Take your business elseswhere.
I live in their off campus locations since they run places all over Philly. There are easy ways to contact Maintenance and they are always helpful and fast. Ive never had issues with this company. If anything breaks they fix it right away. The Laundry machines are always working. Im not sure how they are with the on campus locations but if you can find an off campus apartment it is great. Great pricing, you can have pets without extra charges, pay rent online and well kept locations.
Good location. however, cockroach everywhere. I am ready to move out.. and people who was about to buy my furniture just walked away because they saw these bugs. Cracks everywhere to let these bugs hide so its impossible to kill them all. If you really hate cockroach - dont live here.
Campus Apt maintains Parkway Apts in West Lafayette, IN, which is where I am leasing from. I finally went to the City of WL to file a formal complaint about a leak in my kitchen. Apparently, they receive many complaints from Parkway. Since they delayed fixing my leak, the cabinets need replacing and mold has built up, to the point that the stench in my apartment is unbearable. I took pictures, which I have provided for the City. This delay has caused extra work on their end. The reason for the delay, maintenance said, was because there are so many students moving.. And since Campus Apt will not spend the money to hire more maintenance, money takes precedence over health. The only reason I give a 1 is because of location, rent amount, and friendly staff. But when it comes to getting things fixed, horrible service. I strongly recommend that you do not rent from any apartments that are being managed by Campus Apt.
I recommend to rent from elsewhere. We have had a rodent issue for the full length of the lease which they have not taken care of. Whenever I put in a request they send a maintenance member that does not know how to address rodent issues so they just leave a few traps which do not help. This is a safety hazard and makes our kitchen unusable.
Campus apartments is absolutely terrible. It is actually horrendous that they continue to operate. They are only able to continue due to the fact that they own almost all of the property around Penns campus and thus hold a monopoly on housing. Otherwise, due to their inadequacies in care, customer service, and conscientiousness, they would no doubt cease to exist. We have had such horrible experiences with Campus Apartments, but for your pleasure I will include only a sampling of stories.Our first lease with Campus Apartments started in June 2014. We moved our furniture in, and during the move-in, discovered to our horror that there was a RAMPANT mouse infestation, as well as PILES of trash from the previous owners left to rot in the backyard. And by piles of trash, I mean the entire backyard was filled to the brim with the previous tenants copious amounts of food and alcohol waste, rotting and absolutely repugnant. We immediately reported this to Campus Apartments, who assured us the mice and the trash would be taken care of. After moving in our furniture in June (a 1 day endeavor), we all left to go back to our respective homes (me, for example, in Pittsburgh).When I returned to Philly in late August 2014 for the school year, I had the shock of the lifetime. Not only were the PILES of trash that multiple residents had reported STILL in the backyard, but also the mouse infestation was as great as ever. Mind you, the only things on the property at the time that belonged to us and not the previous tenants were FURNITURE, so most clearly and obviously not our fault that the mice were there. We, more angrily this time, reported this serious issue to Campus Apartments. They begrudgingly removed the trash (after another week and many more complaints from us, and accusing us of the trash being ours) and then set up a few mouse-traps.Fast forward now to a month later. The mouse problem just wouldnt quit. The mice would run around the counters, run in the walls, run around in the ceilings, terrorizing us day and night. At this point we got a lawyer involved. The lawyer told Campus Apartments until steps were taken to eradicate the vermin, we would no longer be paying rent, as the home was not reasonably taken care of. Our rent went into a escrow account, to be paid once the problem was dealt with. Upon not paying rent for the months of October and November, whilst we were all away at home for the Christmas holiday (of course known by Campus Apartments, as Penns winter holiday should be known by them) we received in the house a letter by Campus Apartments ordering that we move out. No reasonable steps had yet been taken by Campus Apartments to eradicate the mice. The lawyer then stepped up his game, and after a long, exhausting series of back and forth legal threats, Campus Apartments FINALLY brought an exterminator to the home. To recapitulate, it took 7 months and a legal battle to get an exterminator into the home. This is irresponsible, disgusting and proves Campus Apartments has absolutely no regard whatsoever for its tenants.
Office staff incredibly friendly and responsive to all questions. Were willing to work around my familys schedule to make move-in easier. Maintenance requests handled in timely manner, and again are friendly. However, if youre moving in from out-of-state, you may have to call two or three times if you have a question that they cant answer right away. Better results obtained in person.
Worst apt ever. I live on 4415 Spruce complex. They have not cleaned the apt. before I move in I found the previous tenant stuff in the kitchen on top of that you can see mice walk around in my kitchen, living and bed room. And the office did nothing beside sayingits not a one day job then silence for a month I cant wait to break this lease and move out.
Very bad service , all what they care about is signing the lease with them and then they do not care about you whether you have a problem in the apartment or not , and at the end they charge you for cleaning even though the apartment is clean and in neat condition. thats my experience and I know couple of friends who also complain of the service with them.bottom line ,try to avoid them.
Issue with Heating system for 5 months! Just gave up...Request maintenance service 23 days ago, because its now completely off! Order status: Open! totally inefficient and irresponsible system: talked with 10 people since thenThey are very efficient in one job though: sending notification email in 1st day of each month: Dont delay paying rent!!
Previously, I had given a 1-star review because when I lived in one of their residences my bath was unusable for about 2.5 months and maintenance requests never truly fixed problems. Moreover, I had to fix mistakes made on their part in our bills.However, I will add one star because the General Manager I spoke to, Daniela Talanca, was truly helpful and incredibly professional in the way she helped me handle the mistakes on the bill. If everyone working there were as skilled and committed as she is, I have no doubt this would be a 5-star company.
I would not recommend Campus Apartments to anybody. Campus Apartments does not care about their residents safety or security. Our buildings fire alarm goes off all the time, but there is never a fire. It is extremely disruptive and terrible. Its a boy who cried wolf situation where now if there were an actual fire, its likely many residents would die.Around Christmas, there was a constant stream of package thefts. Many residents called the office. I did so repeatedly. They did nothing about it. One of the exterior doors frequently does not shut all the way. I have called the office repeatedly, and nothing has been done about it, though we were told the issue is resolved. (Its not.)The maintenance people are always nice. However, they do not always give any sort of notice that maintenance is going to take place even when it is something in your apartment (e.g. re-enamel your bathtub which requires the residents to leave the apartment for 3 hours...).Do not lease from Campus Apartments.
Our house is full of rats and cockroaches and campus apartments cant handle them. In the mean time, the property is damaged, and were still paying over $1k per month for a terrible service and maintenance staff. WOULD NEVER RECOMMEND ANYONE LEASE A PROPEERTY FROM THEM
Campus apartment is the worst service I have ever had. All their apartments are SUPER overpriced, old, and badly maintained. On top of that, the apartments are always having maintenance issues, in which they are not responsive about. My house was flooding and after calling an emergency 15 times no one came, making me have to call firemen and almost causing bad hazardous issues.
The washers and dryers in my complex on Spruce and 44th eat all my change and NEVER work. Ive wasted so much money trying to do laundry! and nothing has been done about this problem. I just wasted 6$ today attempting in different machines.Its also freezing in our apartment and the heat only comes on intermittently at strange hours.I do not recommend this company, it seems as though they do not prioritize your needs. Instead of fixing these problems that effect everyone on a day to day basis, theyre prioritizing the appearance of the outside of the complex.
Edit:One of the maintenance guy opened one of my window screen. And did not close it when he left. Even after I specifically told him IN PERSON that we have CATS. I saw my cat outside of that window at 2:30 am. I heard him trying to get back in. If I did not stay up late today I would not hear him and he may DIE. I live on 4TH FLOOR. Emailed Kyle Breen facility coordinator with no reply, not even an apology. Do not live here. THESE PEOPLE WILL KILL YOU AND YOUR PETS.Very hard to get them to do their job. Never respond to emergency maintenance call (gas leak, water leak) even though they advertise 24/7 maintenance. GAS LEAK IS VERY DANGEROUS AND IS A HEALTH HAZARD. THERE COULD HAVE BEEN EXPLOSIONS FIRES AND CO INTOXICATION. Yet maintenance did not respond or send a single person FOR DAYS. Maintenance tore down our kitchen, made a huge mess when they do come, without any notice or update what so ever. The front receptionist guy Devon refused our request to talk to the manager because it’s a Saturday (Seriously?? I reported the gas leak days before that Saturday.). Also yelled at me saying what else do I want him to do even when he did nothing…
When we moved out they decided to charge us over $900 for dust on the ceiling fan, and paint splatter on the hardwood floors (from their painters!), and residue of cleaning products in the sink... literal PROOF that we cleaned the place. Refused to pay, now we have a collection agency calling us and marks on our credit. Many many times we tried contacting the guy supposedly in charge of dealing with security deposit issues and he NEVER responded. These people are a scam and own half of University City. They put up a great facade, dump money into nice landscaping, but everything else is a mess. They screw you out of your security deposit and charge you insane amounts for nothing. Based on the state of the place when we moved in.. theyre not using that money to hire professional cleaners or repair people. Avoid a headache and DONT RENT with Campus Apartments!
I just signed a lease for next August and I am very happy with the apartment and with the person who helped me to find it. I wish the apartments had pictures and floorplans online, though, because there were a number of apartments I never got to see because they were taken before I could have my appointment. Having online pictures would help me to only make appointments to see the apartments I am serious about, rather than wasting time seeing apartments that I hate the moment I walk in.
Campus living bought our property from Loonstyn properties halfway through our lease. We went from having a great repair man (Mike Golden) and a responsive landlord (Kim Loonstyn) to a very poor experience. Our new manager was Austin Sibioni. He rarely responds to emails, sends inadequate repair men who claim they cannot do the requested repairs, as they werent told the proper info. Who told them what to do and where to go? The illusive, unresponsive Austin Sibioni. If you see a campus living sign on a building, be wary. If you see a Loonstyn sign, youre good to go.
Discrimination; Breach of contract; Fraud. Lied to my face, and when I showed proof that I was correct, they just ignored me and kept on lying. And thats only if I went down in person to confront them, because they will Never. Answer your calls. I have been a tenant for many years, paying my rent on time and recently reported a leak from the roof, and some damage to the walls. i went on vacation overseas for 2 weeks, and returned to find that my electricity was turned off, and my furniture moved to the middle of the room , a total mess, I had not been notified ahead of time, and my stuff was just thrown around, no effort was made to put it back, or to clean up . i was eventually able to get a beginning of resolution, when Dana intervened, and had people come and clean up, and put my furniture back where it belonged. restore the electricity Still, I am upset I am having a hard time locating some of my belongings, and my cable TV is inop, have to wait for Verizon to come, and replace a wire that was apparently cut. Dana was very helpful, and i trust she will follow-up, moving forward, I would appreciate advance notice given to me,when such things have to be done.Thanks for four reply, Dana. i look forward to meeting with you Monday. i do feel i should be compensated somehow for this inconvenience, will see you at 4.45 PM at my place.I am also willing to come to your office, probably easier, let me know if you would prefer that.David Jeanclos
Its been a year I am living in campus apartments which is located on 4415 spruce. From this building people always steal our amazon packages and no action has been taken. They stole my 5 packages since I have been living here. I call them to take an action but no action has been taken about this issue. Now a days stealing amazon packages are in peak.
Stole from me - I paid security + 1st months rent and 2nd months rent before traveling overseas for summer vacation. When I couldnt return, I informed them a week in advance of the start of my lease regarding cancellation. First they purposely waited until the first day of the lease to respond (that way the 1st months rent became due and they could pocket it, though given it was the summer they likely re rented the place to someone else by then) and then said I must pay an additional 200 dollars processing fee to get my money back. When I asked them to deduct it from my 2nd months rent which wasnt owed at all at that point they claimed they cant do that because it is a separate account. At the time it was a Woodrow Shaffer and Adrinne Rose - but I am sure the modus operandi hasnt changed. Sleazy 3rd rate cheap SoBs.
Daughters apartment is filthy and mouse infested. Alarms going off all night and nobody around to turn off. Campus Police unable to help as these apartments are not owned by University. Do NOTlet your children stay in these disgusting and very expensive apartments.The alarm debacle continues... after alarm going off all night the fools got in to turn it off... within minutes it was blaring and going off again!
- Lived on ground floor w/o blinds for a month- Maintenance requests from August still not filled out (leaky faucet) (its nearly Feb)- Fire alarm went off for 5 days in a maintenance closet outside apartment door- Maintenance put belongings in shower, when pipe burst in apartment, underneath the leaky faucet that I put in a request for in August- I could go on but it just wouldnt believable...Absolutely Absurd.
I had a really amazing experience leasing with Campus Apartments! When you call, you tell the team which of type of units youre interested in, and they send you a personalized list of the available units that fit your criteria, along with the prices, utilities, square footage info and pics/videos of the units. I picked 3-4 from the list that I was interested in and was able to book a tour for them, all within 3-4 days. My specialist Hayley was absolutely amazing! She was really knowledgable and gave great tours of all of the units, and also offered to work with management to have flooring/carpeting replaced for some of the older units, and to work with me on pricing for one of the more expensive units, which I thought was really considerate! I was approved within a few hours of submitting my application, and they generated the leasing documents very quickly. They were also very upfront about the deposit and due dates. It was a very easy and quick process, and Im so grateful that I leased through this company!

2022-05-02We submitted a maintenance request on October 2021 because our washer was malfunctioning. Someone came around a week later and decided that a part had to be replaced and that it would be ordered. Fast forward to March 2022, and our issue has not been fixed. In fact, Campus Apartments completely ignored our request until we reminded them of it. They had someone come in, and they again said they would order the part, which would arrive 2 weeks from that date. We asked for this to be done sooner, and they acted dismissively. When the part finally came, the washer still was malfunctioning, so they ordered a new one. It took 2 weeks for it to be delivered and installed, and it was installed incorrectly. The washer is constantly drawing water, and our basement is now flooding. Our emails and requests are ignored by the management, who respond with automatic replies that they are out of office.During your stay, expect basic services that should be provided legally per your contract to not be offered. Expect it to take over 7 months for anything to be fixed, including necessary appliances like a washer. Expect to waste your time having to send multiple emails and submit multiple maintenance requests for anything to be done, and expect a management team, who will ignore these emails. I am yet to have to deal with a more uncommunicative and incompetent management. If youre thinking about living in a Campus Apartment unit/property, do yourself a favor and look elsewhere.

2022-04-05I worked with Hayley, a part-timer and she was incredibly helpful. I also talked to a few people on the phone and they were all knowledgeable about the lease and procedures. I enjoyed my time with Campus Apartments. I only give 4 stars because their website allocates all the money strange so I was afraid I didn’t pay my security deposit because the way they had it arranged said that that was still due. It all worked out in the end and I was told it didn’t matter as long as I had paid but it was strange. Could be stressful for college students if they are money conscious. Either way good place, good price, good people.

2022-06-18I was walking from my apartment and I saw a man cleaning up some grease on the corner. It was very discussing and unsanitary. This was on the corner on 41st and locust. I stopped and asked the man why was he doing it. He responded and said, “I just want to help my team and the residents the best way I can”. He was very professional and even told me to enjoy my day. I looked at his name tag and his name was William. He did a good thing and I just wanted his job to know that he represented the company very well. Hopefully all your employees can follow in his footsteps of being professional, very clean, and most importantly going above and beyond.

2022-04-30The office staff was very rude, the rent includes the heating, but they did not provide heating, very cold inside, but they still charge the full rent. They did not follow the lease, had different kinds of excuses, but we have to follow the lease, otherwise they will not return our deposit. When you complain, they only said “ I am sorry for your experience”.

2022-03-08Very clever and dishonest company. They don’t reveal the lease end date until you pay $125 application fee which is non-refundable. They will end your lease one week in advance in the last month but charge you for the full month. Office staffs know just to say - “Sorry”, “we can’t” and “thanks you”. They can’t even escalate your request to higher authorities. Very frustrating experience.

2021-09-17Dont live here!!!Campus crossing Brightside or any of its other properties. This place is extremely dangerous with car burglaries every night. They have no security on property management even said no security cameras to see who done the break-in. The maintenance is the worst on the planet. They will not answer the phone or address any maintenance requests. The apartment is disgusting and has mold in the showers. The appliances are dated and do not work most of the time. Over and dishwasher is broken, and have not been replacing so cant use the oven at all. A/C is currently out with no air in the apartment thermostat read 90 degrees and cant open the window cause some are broken others dont have the bug screen. It was so hot had to go down stairs and sleep in the clubhouse. Management does not care about the safety of the residents. They charge you to park 🤷🏾♂️ how can you be charged to park somewhere you stay. Would not recommend to my worst enemy.

She went above and beyond to answer my questions about the lease and unit. Since I was looking for apartments remotely, she made the effort to ensure I felt comfortable from start to finish.The lease was straight forward and appropriate, the units are in great shape and in a great area, with generally positive remarks about individual landlords.Im excited to be a new tenant with Campus Apartments for 2021!

2021-04-09Please do NOT sign with Campus Apartments!They will sign your apartment out to another person without telling you that you can extend the deadline to sign your lease. They’re crooks that just want more leases under their belt. Tina from the leasing office didn’t even call me to let me know that my apartment was being leased out to another individual. NO ONE let me know. They claimed that they sent emails every month to renew but they sent one in October, which is literally 2 months after move-ins, and one in December but that’s it. You would think that they would at least call the current tenant to ask if they’re considering renewing—especially before someone is going to sign for said unit—but their communication is so terrible that of course they refused to. They don’t even give any regard to the fact that we’re still in the midst of a global pandemic that isn’t even close to being over. The management here is full of liars, their buildings are full of mice and roaches (they had to fumigate it), and they didn’t even turn the heat on when it was 40°F in March. Also, when I moved in, the mailbox key didn’t work and my key to access the trash doesn’t work. The units don’t have AC either. You’re better off signing off with University City Housing or just another property. At the end of the day, any landlord is a scammer anyway. The only decent people at CA includes the maintenance team but that’s it.

2020-10-11Campus apartment has great units (no doubt), but terrible customer service. They ignore my request for an apartment transfer due to a medical condition. I emailed them dozens of times (early June), provided medical proof, visited the office in-person twice, and may several calls. They responded to me, after the units I requested from a list they sent me were leased (2 weeks later). I got the listing emailed after visiting the office and talked to the manager, Daniella. On 6/25, I found out why they have been ignoring me. Leasing agent (Emma) said, direct quote: ...it was not on purpose, and we did not try to sabotage your apartment search... I know youre frustrated... The facts show they ignored me, and I suspect it was on purpose. Why? Because while I was waiting for their emails and told, we are busy, they leased the unit I requested. They ignored me knowing I had a legitimate medical condition. I shared this review, so you know who they are. They are unprofessional and inconsiderate. Another tenant told me the same thing. She said, keep calling because they are terrible.Also, when I moved in, the keys did not work. I went back three times to the office on the same day to get into the building. There crouches and mice in the building.

2020-11-12You can find a better apartment for cheaper, I promise. My friend and I rented at one of their Spruce St locations, a third floor three bed one bath apartment with no central air or heating. Heat was by radiator pipes and the paint on them was chipping and they banged consistently throughout the day and night, giving no one a chance to sleep. Response times were unpredictable and we had to go to the offices several times in an attempt to resolve numerous issues. We tried to maintain faith in Campus Apartments and intended to still rent with them at a different location, despite our frustration with their maintenance crews. Unfortunately they did not communicate adequately with us regarding the new location and they rented it out to someone else without communicating that to us, while allowing us to believe we were still waiting on material and a response from them. The building also had bugs and mice.- Overpriced for what you get.- Maintenance crews are hit or miss, usually its miss.- Communication from the offices leaves a lot to be desired.
