Living here is fine until you need maintenance. They’ll put your report in and you won’t hear from them for weeks! Not exaggerating! You call the office to get an eta for your maintenance request and they’ll tell you they’ll call you back but they never do! Melissa in the office is the only helpful one there she actually cares the other girls in there don’t! Let you be late with your rent and they are on you but when you need something they move slow as hell.
Moved here recently and have had a great experience! The application and moving process were very simple as the office team were very helpful and informative. The unit we moved into was clean, neighbors are nice, no issues with parking, and we havent had any issues. The only maintenance we needed so far was a light fixture change in the kitchen but they came out within a few days and we got that fixed right away!Thanks for everything Franklin Commons!
What a NIGHTMARE!!!!!! We were put in an apt that had previous flooding and therefore water damage and extensive mold overgrowth, which was NOT disclosed to us. Then not long after I had signed my lease when I addressed the musty odors coming from the master bedroom in 2529 Oriole Dr. The leasing manager just swept things under the carpet!!! Months passed and my fiancé’s health declined - all symptoms related to mold toxicity which we later discovered!!! But before we knew what the cause was, I had taken him to the doctor numerous times and he got several labs taken!!! He also saw a specialist & had more labs done!!! Even his service dog had symptoms of mold toxicity as well!!!! The fact of the matter is Franklin Commons KNEW about the flooding and subsequent water damage & mold overgrowth!!! They should’ve NEVER put us in that mold infested apt!!!!! Or ANYONE ELSE for that matter!!!!! Now, my fiancé who is not yet 39, has the body of a 90 year old man!!!!! All because of Franklin Common’s NEGLIGENCE & GREED!!!!!!!!! They STOLE HIS YOUTH!!!!!DONT BECOME A VICTIM EITHER!!!!!!!STAY FAR AWAY FROM FRANKLIN COMMONS!!!!!!They DONT CARE ABOUT THEIR RESIDENTS - or they Only favor certain people!!!!& If you complain, they CANCEL YOUR WORK ORDERS for maintenance issues - out of retaliation and spite!!!!!Not to mention, when the flash flooding from 7/12/21 happened, it took them a week and a half to actually do something to address the issue despite our numerous complaints!!!! Ironically, though, what they did do was try to cover up the things that we were complaining about: the mold overgrowth and water damage by placing an industrial blower underneath our carpet (again, a week and a half later) instead of just replacing the carpets!!! Then a couple days after that they put industrial dehumidifiers in the apt to try to get rid of the foul musty stench that punches you in the face every time you open up the front door!!!!! What are they trying to do here???? I Don’t know WHY they Don’t just replace the carpets???? What they’re doing is a WASTE!!!!! & INEFFECTIVE!!!!!Oh, & then they try and charge us for the utilities when we haven’t been there - it was Soooo UNBEARABLE we HAD TO MOVE OUT!!!!! UNBELIEVABLE!!!! THE GALL!!!!!!Again, STAY AWAY from Franklin Commons!!!!They’re Grimy!!! They’re Greasy!!!! They Don’t Care about you!!!!! All they want is their money!!!
Rooms are extra large and community is very nice. Great choice from the other 3-4 I looked at and hands down the best option for my family and dog . I have had no issues with bugs? It’s fairly priced for the square footage. The unit I have is clean and minor problem with garbage disposal, an outdated oven and some very small cracks in the molding. But, not at all deal breaker issues. Melissa has been helpful.Negative reviews seem to be about bugs or mice… but I see that people are horrible with throwing trash into the huge dumpsters… it’s everywhere But! if you cared you’d take better care of your home… even if it’s temporary
I have lived here for a year now, and while the apartments are fairly expensive, I feel that if you like large apartments, great amenities such as clubhouse, game room, gym, and a beautiful pool, then this complex is for you. The maintenance staff is awesome, especially Angie. She always returns my calls promptly and has maintenance there ASAP. She has a great personality and is so friendly and does everything she can to make sure that my problems go away! The grounds are always meticulously cared for and has great curbside appeal. The only possible issue I have is with the parking. But I don’t really consider that a real problem. I would love to be able to park in front of my apartment all the time, but oh well...Considering everything else that I like about living here I’m not gonna worry about it.
Continued from previous review!We have dealt with far to much. These apartments are over priced, I mean $1,500 for a small 2bed 1bath apart that Is literally falling apart. There is only 1 maintenance man that is willing to work. I will not subject my kids to this mess. Their health and well-being is more important to me. We can’t live here for another 4 months mainly with the fact that our apartment smells marijuana and we don’t smoke! They can keep our security deposit at this point. We are moving at the end of the month! Save your time and money. Find a better place if you can!!!!!!!
One star rating for the pool and fitness center! Maintenance issues, nobody held accountable when it takes multiple months to get an AC replacement during the hottest months. Then they deny stating they replaced it within 24Hrs. Not the first issue ive had with maintenance.
I have had many issues living here, but what i can say is that the office staff has done what they can to make sure everything is taken care of. Sally, and Melissa are my favorites. We did have a mice infestation and after a month of pest control, maintenance and myself working together we were able to resolve that issue fairly quick. I cant expect much more. Nicholas, Jose, and Steven are the absolute best maintenance men ever. Special thanks to everyone who has corrected issues over time.Edited 10/5/2020: The mice are back. Last year we ended up catching about 38 of them in our unit. Many others have the same problem. Have no idea why it got so bad last year. We thought the issue was resolved, we did not see a mouse for about a week and then BOOM. SO MANY. They would disturb my kids sleeping at night. My 3 year old is traumatized. I keep a very clean home, and stayed on top of this issue as much as I could. I paid out of pocket for so many traps. For those of you moving in, they start coming in Early October. you may see one or two, and then it gets so bad so fast. Even the neighbors are saying they couldnt leave any food on the counters. The mice ate through an entire loaf of bread overnight. Thats how bad it is. They are in the walls here and I dont think this problem will be resolved through the management here.Find somewhere that has a better handle on the infestations. Unfortunately this place could be very nice if that was handled.
They do not care whatsoever about their residence. They just want your money. When first signing up, they told us if you ever have any problem, just give us a call and will be out to fix it. It’s great in theory; however, when it’s in the 50s and I called them to tell them hey my heater does not work. And they give me an arbitrary number of if it’s not lower than 50° we can’t schedule an emergency service to come out. That is one of many issues that plague this place. if you’re looking to rent here don’t that’s my honest opinion.
I enjoy living in this community. It is well kept and offers a lot of amenities. I have dealt with mostly Melissa from the office and she is awesome. She is so friendly and helpful every time. Maintenance is quick to respond and repair whatever the issue may be. If youre looking for a place to live, check out this community.
UPDATE: after positing this review Katrina reached out to me. Shes been very receptive to my feedback. Maybe we will see some positive changes soon. :)I have lived in Franklin Commons for 3.5 years as of August 2017. Initially, and for the majority of my time here, I have been very happy with the community. Apartments are well laid out and very spacious. They offer upgrades to kitchens and bathrooms as well as optional in apartment laundry. They take good care of the grounds, have more than ample parking, and there are paid laundry facilities in each building. Theres a pool, a playground, and a small gym in the leasing office. There are grills behind the leasing office. And it is a very pet friendly community.All of that sounds great, right? So why the 1 star review? Well I have found that things changed recently. I cant tell you if thats because they were purchased by Aion Management, because I put in notice that Im moving, or because of something else entirely. But what I can tell you is that the environment here has changed greatly.Maintenance requests used to be acted upon within 24/48 hours. Even sooner if you called the leasing office to expedite. And the leasing office used to be people you felt like were in your court. If you had an issue, they made it their job to address it. Now the leasing office sounds like theyre reading off of a script. They express empathy for your issues but are completely unwilling to commit to helping you. If you have a problem, you need to push push push in order to get it taken care of. And the 24/28 hour response time? If youre lucky, and you push, you might get an issue taken care of within 2 weeks.Example: my apartment was 80+ degrees for WEEKS. I put in tickets, I called, and it wasnt until I pitched a fit that someone actually came to look at it. It was a really simple fix. No reason it took this long.And these issues go all the way up. Ive left multiple messages with the leasing office and cant get upper management to call me back.One would think that as the management office, its their job to put residents first. Think again.
Hello,I have been a tenant of Franklin Commons i think around 10 years or even more and let me tell you since the new management came my experience has been really bad. During this summer of 2017 in a mid month of June we reported signs of leak in a living room by the window and it took over two month to fix it. We were living with open drywall for around a month until they fixed everything completely. You can just imagine living for two month with a smell of all that. Also while they had a drywall open you can hear the water dripping under the tub and also while they were fixing it they left a power outlet open where the water was dripping, they did not care about the safety and were negligent. We tried to communicate with them and get this issue resolve but...in order to resolve it and get things moving my husband had to go to the mayor office and also bring Bensalem inspector. Also i had to involve the president of the company because i felt that Katrina Richter was not helping. She did offer us an option to transfer but that happened only after we have been waiting for them to fix the issue for over two month. Even now i have been emailing her to ask her when they will be completing installing new flooring in the bathroom but she does not reply and have been ignoring us, i have wrote multiple emails to her. I just feel that she does not have competency to be in a position of the property manager. You do not treat your tenant like that. So please before joining Franlkin Commons please take this information into consideration. Its very disappointing that this community becoming less attractive with the change of the management.
Ive lived here for almost 12 years. The first 9 were great until Ion took over. Since then its been a disaster. Have had mice infestation for about 8 months now and they claim no pest control bc of vivid. My It conditioner broke 7 days ago.tjey gave me a portable 2 days later which only cools one room so therefore I have to sleep in a recliner to get any air. I am 70 years old with cops and cannot breathe in this heat. They told me to take a cold shower.. This place has no conscious. They dont care about anybody except the dollar. Told them I was taking 45.50 off tent per day until the air is fixed. I will probably be charged a fortune I back fees. Cant wait to get out of this hell hole.
Update:I have added new pictures of the Pilar/pole that holds up the side of my quad. I have contacted the leasing office several times about this leaning and starting to fall over. I advised that it was only going to take, one gush of wind and it was going to fall possibly landing on the window of our neighbor. The office mentions that they will send someone over to have it fixed and of course that never happened. WELL!! As you can see in the photo it has finally fallen and landed on our neighbors window. Who has a 2 year old child in the apartment by the way. I am most certainly disgusted with this place because, what if my family or other families that live near this was walking in or around the the apt and this landed on them. I called the office and advised that it has fallen and she states that she will send someone right over. I literally watched maintenance push it over and get back in the car and pull off. They have not been back to pick it up yet. This place is sad!!! This all happened when the children got off the bus from school. All it took was for one child to walk past this pole as it was falling and it land on them!!!! this place is out of control. They don’t care about the people that live here at all. So glad I am getting my family out of here tomorrowIn the picture below you will find what the outside of our quad looks like. They have been called and several complaints have been expressed for the past 6 months and nothing has been done. Its getting worse by the day. Extremely unsafe. As you can see it is leaning. We are moving in 2 weeks and can’t wait to get out of this dump
I have been living here for over 4 years without an oven. They keep sending maintenance out to fix and state its fixed when in fact I cannot even heat up pizza. The maintenance man told me they wont replace it because I live upstairs and its too heavy but the dont mind taking my expensive rent each month. Management does not care about their tenants
I am a very old resident of franklin commons , I have been staying for years in this community, previously I used to live in 1846 then I went to india and after coming I was given apartment 2052 , the condition was so bad of that apartment when I moved but I was promised I will be shifted to another first floor apartment at the time of renewal , my husband is a a heart patient , he can’t climb stairs , we have been requesting the management to move us to a first floor apartment through emails , phone calls , no one is responding us . We give our rent on time , our apartment gas range to bathroom the condition is so bad , we requested a upgrade first floor apartment . We have given our doctors note that my husband can’t climb stairs .But management does not bother . Very disappointed .We pay rent on time , atleast old residents should be given good service . Very sad .
This review which I rarely do is to say how amazing the women Sally in the one office is. The whole staff is great but I was having so many issues with the portal and payment and she spent well over a half an hour with me. Smiling the whole time, and my dumb self jut couldnt figure out what my darn bank account number is. The apartment is great and I would give it a 5 but it is very family friendly which is great however i am not a huge kid person and avoiding the school bus pickup trying to get to and from work is a pain .
Friendly and knowledgeable staff-Melissa and Esmeralda were awesomely nice and promptly responded to all our requests before and after the move. Great facilities, and reasonably priced. Was a great relief to be able to rely on their expertise when we were making a cross-country move. Apartments are clean and spacious and we have a wonderful view! Close to shopping and dining (within 2 miles) and public transit. Although there is no assigned parking, there are enough spaces to be able to park in front of our unit.
Updated review: So we moved out from franklin in may 2017 we were supposed to get security deposit in following month but we didnt get our security deposit yet. We called to the office and they are incapable of telling what to happened to the deposit. We got pissed of by the staff and new management.We have very bad experiences with one of the staff member Melisa and shes impatient to answer the questions while having call about issue. the worst part was they sent our security deposit to the old address which we moved out in same community. As a leasing consultants they should have minimum common sense what they are supposed to do.Wish I want to say nicer things ,but the apartments are out-dated. Maintenance is okay okay.The property management is not fair manager and office staff unfriendly they didnt even respond to mails.The rent is high and the utility bills are through the roof.i referred so many friends of mine and my husband.I would not rent here again. Worst decision I ever made
Way too expensive for what it is. You can find way better. There were animals in my walls. They lied and said maintenance came out then after complaining for another month, they said they didn’t have the key to my place. Even after voicing my concerns of the squirrels causing an electrical fire while my baby was there- nothing was done. Broken closet doors, broken heat, appliances that didn’t work in the kitchen- nothing was ever done. Don’t waste your money or time.
Probably the worst place you could ever decide to live. I have had a tremendous amount of problems here, and the office staff are the hardest people to deal with. Every time you bring up an issue, there is always an excuse or “we can’t do anything about that”. Not to mention that the maintenance team will come “fix” something that breaks again within the same week... and EVERYTHING here breaks. The office staff has no communication and will tell you something will be done, but nothing gets done. There were roaches in a vacant unit who’s back porch was connected to the pathway to my front porch. I brought the problem to their attention the day i found one and was told the exterminator would be out... it took the exterminator 2 months to come out, and 2 straight weeks i went IN PERSON to make sure he came, he did not show up. By that time the bugs were out of hand. Now, my AC broke. The “24/7” maintenance came out after office hours (which took over an hour since they decide to have people who live very far on call instead of the ones who live here) and “fix” it. It then broke 1.5 hours later, at 11:30 PM and when i called to get it fixed i was told i would have to wait until 9 AM the next morning. With no fans and no AC at all. I have a 9 month old son and that did not matter. So much for 24/7 maintenance. Now, they said that they need to order a part which will take 5-10 days. They gave us a single portable unit for the WHOLE apartment, which has repeatedly blown our fuse. When told, they plugged it into an extension cord, which after reading the manual is a fire hazard. Not to mention it has been 82 degrees in this place with it set to the coldest setting. When i told them that our apartment was too hot to handle, especially with an infant, i was told that the ac unit is for one room, not a whole apartment. What did they expect us to do? We had to take my son and get a hotel, which they will not reimburse us for. And they also will not temporarily place us in a vacant unit for the time being. This management does NOT care for their tenants in the LEAST bit. I could go on for hours about how miserable life has been since moving here. Save yourself the stress, pick somewhere else.
Rating a star is a very high rating.THE WORST APARTMENTS, expensive for a BAD service, everything is damaged and nothing is repaired, many of my things have been damaged by broken pipes, my son has been injured playing on the floor because the carpet is not properly installed, even myself I have hurt myself stepping on staples, the air does not work well, I have slept 3 nights with heat, my son is allergic, and I have called them several times to repair the air and they do not come to repair it, now I have to cover treatments for my son for skin rash. THEY REALLY ARE THE WORST APARTMENTS.
Worst maintenance ever. Its been more than two months I initially reported that my AC is not working and till date no response. They keep closing the tickets with no action taken. Whenever I call them they keep saying they texted to a maintenance guy and will be there ASAP and till date no one shown up in fixing it.
Nice Neighbors, area clean, friendly and professional office staff. Melissa was my leasing agent, any complaint I had was addressed by her or esmarelda, Karen or the property manager. I LOVE IT HERE! EVERYBODYS EXPERIENCE IS DIFFERENT. YOU CAN COMPLAIN AND WRITE BAD REVIEWS OR MOVE OUT. I DONT SEE A PROBLEM. SOME PEOPLE LIKE TO COMPLAIN BECAUSE THEY HAVE NOTHING TO DO. THATS THE TRUTH AND FACTS💯
I moved in January 2018 and I can not say how much I love this place. The few maintenance issues I have had were taken care of the next day if not the same day. It is close to every store known to mankind. The only negative thing I can say is that sometimes I can hear my neighbors but I do live in an apartment complex so I kinda expected that. My dog and myself love to take walks around the property and I use the pool at least once a week. The ladies in the office have been nothing but kind and after googling Franklin Commons for their hours and seeing all the nasty stuff that that angry people write I felt I needed to say how great I personally find this complex.
Think wisely before shifting to this apartment, it seems cheap, but they will Rip you off in utility bills. Additionally, the quality of apartment is horrible you can hear stamping sound all 24/7,apart from this there are Roches all over place . They hand over the apartment in a horrible condition. I would suggest, look for another apartment community there are plenty of them with same or lower rent and in a better condition.
Kayla was such a good help with finding our first apartment. Before we even got to the place, she was always informative over the phone and was so detail we knew what we were going to see. when we arrived the office was so welcoming and the atmosphere was pleasant. After the tour we decided right then and there to pick this place to stay. Couldnt be happier. thanks to Kayla.
Melissa and all of the staff are amazing and great with communicating what is going on in this apartment community. Angie in maintenance is my fave. All of the maintenance crew are super helpful, knowledgeable and a pleasure to have. I’m glad I chose this community over any other 😃
Worst apartment living experience of my life and I lived in North Philly for four years. I just moved out in February after being there for two years. We have experienced nothing but issues. At first, they were great, helpful, and reliable. Then after about 3 months we noticed things getting worse because of the new management.First: The apartments are overpriced for a one bedroom apartment with appliances from the 70s that barely work, cheap blinds, and cheap flooring. Our stove top had a film or a paint on it that was slowly chipping off into our food as we used the gas range. We put in MULTIPLE requests to have it fixed while we lived there, and were told there was nothing they could do about it. We were then charged for a new stove top out of our security deposit, despite multiple attempts at having it replaced (it wasnt even our fault that paint was chipping off.) One of the requests, they told us how to clean the black stains that were forming with a stove top cleaner, which we purchased and didnt work. We were told that we made it worse as we were getting our security deposit back. It was apparently $175 to have it replaced and they have replacements stored in the warehouse, however when we asked for a replacement they couldnt do it.Second: During the summer months, our AC unit never worked. We were told that because we are on the second floor, we have could only increase the AC setting by one degree at a time. My pets and I went FOUR days without AC, and my dog was becoming severely overheated. My apartment was right across from the office, but somehow it took 4 days to attend to my AC. The AC had multiple refrigerant leaks while we lived there, and was very obviously not serviced correctly ( I previously worked for an HVAC company and asked them about it.)Third: We experienced an issue of a man claiming to be from the maintenance team slipping a paper into our mail slot and our dog biting his hand through the mail slot. Not only was my fiance home and sitting in the living room, during the time of the supposed incident that never happened (dont you think he wouldve heard something?), but we were then told that our dog could get taken away because they reported it to the hospital, who then reported it again to the health department. After testing whether or not an adult dogs mouth could manage to bite a FULL GROWN mans hand through a mail slot, we confirmed that it wasnt possible. Even my hand (Im a small female) couldnt fit through our mail slot. Once again we were being scammed by the complex and almost had our dog taken away. We came to find out that this was around the time maintenance guys were being laid off due to the management change (clearly this Jerry dude was trying to get workers comp) by framing our dog who literally never hurt anyone. Our dog would often rip the mail from the slot after the mail man dropped it off, as most dogs do, but the mailman never reported him....convenient?Fourth: The communication between office staff and residents is basically non-existent. Every time I would call with an issue or complaint, I was told I would hear back from someone. A week later, still nobody got back to me. We were told two weeks ago some woman named Angela would get back to us about scamming us for a new stove top. Here we are and I still havent heard anything. This place is full of people who clearly dont know how to communicate and dont care about their residents. Dont let them fool you, they literally do not care about their residents.In conclusion, avoid this place if you can. It was not worth the ridiculous rent, utility, and additional fees that they charge. They are liars, scammers, and overall bad people who dont care about their residents or the apartments that they live in. We were exposed to gas from pilot lights constantly going out, probably lead paint chipping off into our food, the possibility of heat stroke, and many more dangerous things that were NEVER taken seriously by staff. Moving out was the best decision we ever made.
*DO NOT MOVE HERE* I moved in a little over a month ago and it has been one of the worst experiences!!!!!!!!!!!! Our apartment was not move in ready what so ever. Our stove doesn’t work, (still waiting for it to be fixed), our balcony needed to be replaced (was replaced poorly and unprofessionally) our bathroom tub has chips and scratch marks (which they won’t fix), our bathroom tub faucet leaks out of the bottom when turned on and would leak out into the floor, (they gave us a splash guard) AND to top it off I have a squirrel INFESTATION in my attic, where they are nesting about my bedroom and most likely have rabies because they are very active during the night. I have hardly slept since I’ve moved in because the squirrels are scratching, running around and making loud animal noises through out the night. The exterminator said they are breeding. They have caught two of the squirrels in the matter of a month. Our insulation is destroyed and our living area is freezing with the heat on. All management does is say that they “don’t know” or that they’re sorry. We have already paid rent twice since living there and they don’t plan on reducing our rent because they are “trying” to solve the problems.Today was the first time I talked with a property manager after calling atleast 3 times a week, since moving and and they were also no help. I’ve tried to talk with a supervisor and the girl in the clubhouse told me she has no control over if her boss will actually call me back or not. Everytime I call they give me an excuse or they say someone will be calling me back and they don’t. THIS PLACE IS HORRIBLE. They do not care about the people living here at all. I sleep out constantly because I can hardly sleep there and they refuse to reduce our rent. AGAIN DO NOT MOVE HERE.
Since new management took over this has been the worst living experience. Been with no power for 3 days and now have to go another 3 days without and watch all my food go to waste because your not the only one with out power I paid my rent on the 2nd and now have no money to even buy new food or get a hotel for 1 night. But Im looking at buildings across from me with power and most of them have vacant apartments. Ive lived here for 5 plus years this will be my last. This is only 1 major issue among many more since old management left. I was here for hurricane Sandy and was without for maybe a day. Why? Because there was a working generator.
This place has really gone down hill. Ive lived here for a little over a year and what a difference. The ladies in the office are about the only thing I like about it here. They are very friendly and personable and try to help when they can but their is only so much they can do. Everything else is not worth the money. I have put in several work orders to have my appliances fixed and not once have they been done. They open them and close them out without even coming to look! My surrounding neighbors are all inconsiderate, and theres no parking anywhere! My entire apartment is outdated and falling apart but somehow the rent is still raising! This place needs a lot of help. They might promise all this great stuff but its not worth it!! In all the extra money you pay, you are pretty much paying for all the free free things they offer. I dont recommend it at all. Worst first apartment experience!
I lived at Franklin Commons for a few years, when I put my notice in that I am leaving they gave me a very difficult time. I was paid up on rent and they sent me another bill for a full months rent. These people are nothing but SLIME. They will do anything to get another dime from you!! Do not live here. The building is old and falling apart. Just find another place. One star is too much. 0 stars is fitting.
I have lived in this community since 2014. I have personally referred 3 people but now i regret. I had small roof leak for 3 years , every time i complained they response was they are going to have the roof contractor look at it . Due to last night rain that small leak is now a big hole. I addition to this i have 2 big leaks. I was shocked by the response given my the manager when i asked if they could do some temporary fix until the roof could be fixed. “ we are not going to waste time by coming in twice and i have to wait till the roof contractor comes in “. This is after i told her i have kids at home.

Too bad that I cant place zero stars, because not one of them deserves this site, in the office the employees are rude, they dont help, the apartments are in terrible condition, they dont offer adequate maintenance. VERY DISAPPOINTED. They always say they are sorry, that I report any inconvenience to the office and all that for what? make fun of residents
If I can give negative 100 stars I would.THE WORST MANAGEMENT in the world and the manager Jaime is the worst. No work ethics, extremely rude and could care less about her work. This new management just want to LOOT the tenants. They have dumbest reasons of not doing their job. Charged us twice for utilities in our movement statement . When asked for last two months statement they lied and said they don’t have access to it. Maintainance entered our appartment to do our walk out inspection with out our permission. Lied about all the charged so they don’t have to give our security deposit. SHAME on AION Management, SHAME on JAIME ( manager of Franklin Commons) - just no words for the unfair things that is happening in this management.
Neighbors are extremely loud and vulgar and have multiple problems with them. Leasing office doesnt care about who their tenants are they just try to get the apartments filled. Everything is seperate in the rent so our base rent is about $400 more for a 2 bed 1 than the base rent price. There are police constantly driving around. Its impossible to get out of your lease unless you want to pay close to $3k. The leasing office is good at sales so dont let them sell you and trick you. Do your research. I would not recommend it to anyone.
I lived there for 8 yrs I just left I was waiting for my 500 dollars back from security deposit now I owe 213 lol they charged me for little thing in there those plastic blinds that fall off and hit ground and break yep 130 for 6 missing ones . 350 for 11 days saying I was under my 60 day notice which Is wrong I moved to FL so now I gotta come back sue them . I was a very good tenant had no issues till now . I would clearly had mantiance replace them for free like they always did in past no I charged 130 for it . Thats how they stay in business for BS like this .
I wish there should be 0 or negative stars to rate this community. We have been living here from past 2 years. Three managements were changed from past 6-8 months. And current AION Management is a big lie. I dont know how they hired some unprofessionals as leasing consultants. Melisa, who sits in front, she is a big joke. She is so impatient and dont even respect people. We were having an issue with kitchen floor from past 6 months. Managements were changed but floor isnt fixed. Made hundreds of calls and raised numerous tickets. Couple of times maintainence guy came and took pictures thats it. We never had proper response at all. And they offer some referral bonus if we refer someone. That is one big fat lie. We referred one of our friends and its been three months they moved here. Made couple of calls and emails, not even a single reply back from the management.About the apartment, we live on 2nd floor. I can literally feel the smell of cooking from 1st floor house. We clearly hear snoring sound of man living downstairs during nights from our bedroom. Only good thing about apartment is that kitchen and living area are spacious and rent used to be fair enough when compared to others. Now in the name of upgrades, I see they raised more than 25% of what we are paying currently. So moving out of here this month.
Im not sure what is going on with the Main Laundry Center, but Im tired of the excuses. The card replenishment machine hasnt worked in months. The office tells you its Calecos responsibility and Caleco tells you something else. The offices response is come to the leasing office and replenish your card there. That might be good for people who are home all day, otherwise you have to wait until Saturday. I stopped in the Laundry room today and it is still a pig sty, trash over flowing, detergent and softener spilled all over the floor and tops of machines, ceiling tiles missing and one machine has an out of order card from Caleco dated Feb 15th. I dont think the homeless would use this laundry room. I went to the office today and asked when the laundry card machine was going to be fixed and more of the same lame answers. Then I asked the big question, when is the laundry room going to be cleaned and showed the young lady behind the first desk, the pictures I took today, she wasnt the least bit interested. Her answer I will let my leasing manager know on Monday. How about I will make sure its cleaned first thing on Monday. Didnt add money to my card because I will NEVER wash clothes in a place that looks like this one does.
Be aware if you are planning to move here. Utilities here are very expensive . They charged $7.48 for just one (absolutely 1) unit of gas consumed in September and the property management does not even know why this happens. Even with such a low consumption being very expensive, I feel scared how much bill I am going to receive in the Winter months!
Hello folks, I signed my lease March of this year. And June I found out I have PARKINSONS disease. My lady and my self we always pay our rent 2weeks and advance. I started having symptom from the PARKINSONS and July stiffness and bad tremors. Had to stop working for a short time. So the last week and June we paid 700$ then explain the situation to the young lady at the office. Informed her when the balance would be paid. July comes already paid 700$ 10th went back too the office gave them 600$ more informed them the balance would be paid on the 24th. Come home from the Drs to find a notice on my door. Now I paid 1300 already my rent is 1440 plus utility. had a balance 520$ the notice said 971$ 300 attorney fees then on court document it was a additional fee that was handwritten in for 100plus dollars court fees. Now on the 24th instead of me paying 520 I paid the 971. But what really upset me is they was so quick to evict my family when we informed them of our emergency situation. It really trouble me cause not only am I a tenant I got my family members and friends to sign. That really got me upset one set back in its no talking get out. Thats crazy. But faith will carry us on. treat people fair dont take they money and when life changing event happen its like that your problem thats crazy. You talking about evil this is evil all they way! We signed a 15month lease never had eviction on our credit report til coming here. Whats crazy we informed the office of all the chain events. Its crazy how people have to go through a rough patch in life then get hit with extra! All I will say is research before signing.. peace and blessings.....always:)
AION management is bad. They increased rent but not willing to change things which have become old. I asked them to change my blinds, they said i need to pay for that. Mind you, this is my third lease in the same apartment. Still they expect everything to work like brand new. How about the $14 monthly asset protect charge that you included in my rent?Its not the same community anymore.
Ive only lived here a month, and there are so many issues. Water pressure is horrible! Very slow, also either you run the water for 5 minutes until it finally gets warm, or you put it on and scorch yourself! Its rediculous!As far as trash removal, well if you have a normal Monday-Friday 9-5 job, then you can place your trash out between 6pm&8pm! I for one am at work during those allocated times.Lets talk about dog fecses, dirty subject as it may be, but the procedures and or The Law is that you clean up after your dog! Apparently no one cares! Ive had dog fecses outside of my apartment on the lawn for a month now! Thats just one, theres another 3 weeks old and another 2 weeks old! Disrespectful unlawful abiding tenants and also managment for neglecting it.
I find that sometimes its easier to complain about that bad things than the good things. I think my experience with Franklin Commons has been amazing. Sure I hear sounds buts it an apartment complex..... they are so pet friendly and the maintenance and office staff are more than helpful. If anyone disagrees its prob cause they did something wrong but who am I to judge. I would def rent here again and I have lived here for 2 years
Initially, when we had an apartment tour. We liked everything over there. We moved there to a double bed room and again we shifted over to the single bed room. We were so much annoyed with the mice(s) Couldnt tolerate with it. In both single and double., which was totally unacceptable for the rent we gave and also the management were kept on changing. I was not satisfied staying in this place.
The management doesnt care about your issues at all, theyre just there to get as many people crammed in as possible. You can also hear the neighbors below you having a conversation at all times. Dont waste your money here. The other residents are also ignorant and think they own the place. And finally, moved out over a month ago and Im still waiting for my security deposit to be refunded.
If you want to park here even to visit good luck, they have a rule of 4 people per a 2 bedroom. Well let me tell you I have seen more then 4 occupants and as far as a total of 9 enter a unit with six vehicles parked in the lot. They have done the same thing for over a week now.So myself and my friends that live here have set up cameras, to find out theres 4 units on the same street with the same situation, 7+ occupants and 6+ cars.The next day we counted the units on the street and multipled buy 2 there is enough packing, but not with 6+ per unit.They need to assign parking spaces like they did in the 80s and 90s.People will pay for it believe me.The only other suggestions are to call the police for illegal parking or ICE for illegal imagrants.My friends say they will get in trouble for a review like this but I wont, I remember 9/11 and I believe in if you see something say something
I would suggest everyone to stay away from this community. 2 to 3 years ago...they started valet service calling it as free and complimentary. Then they started charging 25 bucks for it, and now there is new thing. Based on Valet service complain without proof, they will fine u 50 bucks.Utility and gas rates are by them which no one can figure out how is calculated. I am paying $250 (Electric+gas+sewer) for a 2 bedroom apt. Even homes dont have this much bill..Dont get trap with good pics on their marketing.Find a community where u feel that u wont be paying unknown fees every month.
If I could love a minus 1 I would. STAY AWAY FROM THIS OVERPRICED MIS-MANGED DUMP. The walls are thin, you can hear everything. I was with out heat for 4 days in the dead of winter. I put in multiple work orders, and was told they had to get an expert in and gave me a tiny space heater for the whole apartment. Then is summer I was with out A/C for several days. I told management and was told that work order was closed NOW.. I can only use limited electricity otherwise the electrics will short circuit and blow the whole unit. The also make you pay for things you dont want. Also some of the neighbors are not 100% right in the head and will chase you around the lawn yelling and cursing. Stay far away from this dump. Save your money and move to a location that cares about the residents.
While posting my review I had so many complaints against them.management got worst .never finish their on call service request or dont have time to resolve.now. they charge you if you ask them to change your window blinds n it was used to be free anything get break or any bulb changing they want you to do it out of your pocket .their charging machine for laundry always messed up. they ll charge you to $25 for valet garbage n no option if you dont want to add velvet garbage.rent rising higher .. Don’t move here. They are scammers. They steal people money from them. They are charging people 14 dollars a month for what they say are renters insurance policy. Which is a lie bc you can’t move into the apartment until you have renters insurance and send proof to them. So it’s no reason to charge people 14 dollars a month. So I asked for the policy number to cancel it and Jackie in the office said it’s not a policy and that it’s to protect their building from burning down. Which is pointless for her to say bc that’s what you have renters insurance in the beginning for. Just overall not a good place.
I have lived her for over a year and I can only say nice things about the staff and the community. Yea the rain hit us rough this year and it did cause some ponding but the staff works their butts off and are always friendly! I will continue to renew here until I am ready to buy a home. Great Job guys ... ps please more resident events... maybe throw in some adult beverages lol

Tom had a plumber here by 12:15 pm (my call to emergency maintenance was at 9:00 am ) it was very quick and I was very impressed with the service I received on a Sunday non the less. The plumber was Jim he is the same man who put in our new heating and air conditioning unit about a week ago. I can t say enough about Jim and his boss Tom. You have a fabulous crew of office and maintenance staff here at FC. and My husband and I thank you! Keep up the great work!
Been here less then 7 months and over 11 matinence calls and still nothing fixed! Water shut down 3 times with no notice, and the staff are just horrible human beings, they want money and nothing else. Do not waste your time or money here, go to Berkley trace, much nicer and more professional. Or go to feasterville to top of the hill on central ave off street road. These people treat you like an animal and dont care if you have water or air conditioning. They were told numerous times to fix the plumbing by professionals and did nothing but let things break over and over again. No animal control, dog droppings all over the grass, kids hit your Mercedes with soccer balls and rather then help they yell at you like an animal! Cant wait to move with my list for my lawyer and destroy these animals! DONT MOVE HERE!!!!!!
I have lived in this complex for 3 years and ever since they were bought out by Aion management they dont care about the residents one bit. You call and call to try and get things taken care of and they never return your calls except for when you owe them money. I went into the office to talk to them about my current situation and they were too busy to care and juste antes to make excuses. Horrible customer service. Extremely unprofessional! Since this company has taken over the complex I have seen several residents move out and this company is the reason why.
If I had the option I wouldn’t even give them a one. Since the new management came in, it’s only WORST. I love living here but now I HATE IT. I have to call them so many times for the same thing. Have been living here for 9 years now and have started to hate this place. So fo them it’s not a priority that the closet door is about to fall and night end up on our heads. I guess they don’t mind people sueing them. I have no way to fix it because it is stuck at the bottom. I walked out of the shower today to find a guy standing in my living room, was a little freaked out. At first he said he was maintenance, and I said really u just walk in peoples apartments without notice he turned and went outside then rang the doorbell and said he was from PECO TO CHANGE THE LIGHT bulbs in all the fixtures. I am reaching out to the corporate office to file an official complaint nowhere in the world have I ever heard of an electrical company showing up at ur resistance to change ur light bulbs.I have talked to other resistances and they said the maintenance people have been know to walk right in.Well I had a professional lock Smith change my locks today and I suggest if u are thinking of moving here have your locks changed also.We will be moving out soon, after watching our video surveillance they have been inside multiple times and rummaging around.
Please dont ever come here, there are plenty of apts in bensalem. These guys are cheaters especially new management company.Rent you are asked to pay is just basic. In addition to that they will manage to collect extra $200-$400 every month in the name of electricity, water, gas, swear, maintenance fee, trash, energy fee etc..Every time you renew lease they will increase it by $100-$200.
Very noisy top floor neighbor, yelling screaming until midnight. Informed leasing office, no actions were made until now. Its really really hard time for our kids to sleep at night. One point especially to add on every day vaccuming at night time and yelling on top of that, disturbing sleep of our family and making life miserable.
I have a dog and I think the dog park is a great ! To the response about the lady saying she had a mouse...... ha ok...... mice happen unless your in the city. Go Franklin Commons! I have lived here for 3 years and this place has its ups and downs but I wouldnt want to live anywhere else in this area.
Just recently visited a friend here, just coming here brings back memories of the huge fire that happened here in 1993. The Frankline Commons fire was the biggest in Bensalems history. This place still hasnt improved there fire walls. I dont know how anyone could live here knowing it could happen again. Whats interesting is they allow there tenets to smoke in there apartments !! Lastly when i left i noticed dog pooh all over dont you sick people clean up after your animals ??? Disgusting you can tell how people live slobs by how they dont clean up after there animals but infact live like animals.What a dump !!!
Been here a few years...was a good place to live. Since under new management it has been horrible. Bills doubled, rude office staff except A, maintenance is understaffed and unable to provide adequate service. The management gives you the runaround and leaves your questions and concerns unanswered and unresolved. Complex just got bought again to Aion-so here we go again. Very inconvenient to the tenant.

The prices, units available and specials all listed online were not valid when I went in to look at an apartment.I spoke with an answering service to make an appointment and they were not able to discuss any of this before I wasted my time and went in person.-trash was overflowing in ALL dumpsters everytime Ive visited here.
Stayed 5 years in this community and the new management(Aion) is hungry to make money from residents thought of sharing my experience to be aware for new residents1. They never give back the security deposit they will make the final move out statement such way that it will match $500 though you cleaned your apartment or hiring a person to clean & i got charged for the blends though i stayed for 5 years, Never got fixed water drip in the kitchen during rain etc...So please be aware before dealt with them
Even though most of the front desk people are nice, the Ast. manager Janie is very rude, does not know how to talk with residents. Always screaming on the phone loudly, not ready to listen and very disrespectful. terribly need to change this post and get someone who can respect their customers.
Don’t waste your time in this establishment you will pay to much for a 1br Apartment plus utilities and never find no parking instead of having Permits Stickers for each resident . Oh and another thing you hear everything that you’re neighbors do even if they b arguing the walls are horrible..
Anyway, I was going to go and purchase a dog, filled out an application and everything called the leasing office multiple times to see what the restrictions were to buy a dog & all the girls had no clue what it exactly was... Until finally the place i was about to get the dog called and i guess got someone who actually knew and got an answer for me, the website says that the dog can weight 100 pds so I thought i had the okay because my dog i wanted only was 49 pds but here is the catch the second floor your dog has to be under 39pds i think they should mention this in there website before letting people go out find out all the information and trying there hardest and than cant have it because your on the second floor and your dog has to weight less than 39pds.

Do not move into a first floor unit ever hear the 1900 wood plank floors they use are horrible you can hear the person upstairs doing any and everything, Ive lived in a lot of 1st floor units and never have I heard the neighbors like I hear hear, come Sept when my lease is up in out, I even asked office for assistance they have done nothing nor offers a resolution, for the 1200 a month I pay for a 1 bed I reco, you go elsewhere,

2022-05-10Amazing apartment complex! We have lived here for about a month now and absolutely love it. The staff is very friendly, helpful, and all-around amazing! They take care of every guest and treat everyone with utmost respect. Maintenance is very fast and responsive as well. We have faced a few minor issues upon moving in and everything had been taken care of instantly. The complex itself is massive and very gentle/quiet with lots of amenities, such as a dog park, grilling area, fitness center, pool, and kids park! We love our new place and cannot be happier with Franklin Commons

2022-02-05I am a cleaning contractor that works at Franklin Commons. When people move out, we go in clean and sanitize for new residents. I wanted to give a review of the maintenance administrator Tabitha.She has held this position for a short time but has been so helpful. Whenever there is a maintenance issue, she is super responsive and sends someone immediately so we can get the job done right. So important when residents are moving in!! It’s a plus that she juggles maintenance issues with a smile and a kind word, always!Will and Adrian are part of the maintenance team too and care so much about the property!

2022-06-29To be honest, we have been here almost 3 years, and this has been the best place we have lived in regards to apartments and town homes. Everything that has been a problem, Melissa and Esmeralda and Tabitha have taken care of very quickly, even considering lack of staff due to pandemic. If they are not able to do it, they advise us and let us know when someone will be coming out.

2022-02-14We had been having issues with our toilet over the past year. Maintenance fixed/replaced almost everything within. It started to constantly run and when Pierre came to check on something else, he heard it and pinpointed immediately what the issue was. It was reported back to Tabitha, our residence services coordinator, and she made arrangements for a total replacement. Was glad that something was at issue (which isnt often) and the noise happened while Pierre was here....whew! Tabitha kept in contact with me through email throughout everything. Want to say thank you to Tabitha and Pierre for setting us straight, we greatly appreciate you!

2022-02-04They are really nice and so beautiful. The floor plan is EXCELLENT! A HUGE KITCHEN AND FAMILY ROOM! A walk in closet in both bedrooms and in the Family room. Awesome amounts of storage They use REAL TILES NOT LAMINENT I THE KITCHEN AND BATHROOM! A HUGE PLUS! The bathroom is really so well done.The kitchen design is different than I have ever seen in an apartment.The amount of counter space is Amazing! My husband loves to cook and he has more counter than he ever thought he would want!He did use part of the counter as a whole COFFEE and TEA area with everything right there, away from the rest of the space. It has been a HUGECHANGE from our last apartment.We are planning on putting stools there if people want to sit at the counter to drink their coffee as well.The neighbors are very friendly and welcoming.They allow cats and dogs and it is so wonderful to see them all so very happy and around.The first snow came and it was very well taken care of immediately.Maintenance is very friendly and they truly appreciate the Tennants.They like to get to know you and you have the chance to talk with you so you know them. Which is a HUGE DIFFERENCE from where we moved from. They are knowledgeable and always willing to answer questions and so helpful.It is just a warm and inviting complex. It feels more like a neighborhood though.It is quiet here. Even though my apartment is near Park Avenue I cant even hear it. Except for the occasional loud car or motorcycle.I love the people in the clubhouse, the Gym is really clean and is open 24hrs a day. There are Parcel Boxes that you can receive packages from and they really are safe. Its wonderful. No more worry on the porch.I have moved ALOT in my life and I will honestly say that these apartments are as beautiful outside as in.I have lived in complexes that take your money and just dont care at all. I have seen the worst of the worst..... Seriously.I am glad that this is where I live. I am proud of how clean it is and the neighbors are very friendly.This is truly a neighborhood though and through.You can feel it. You just feel like you belong.

2022-06-29My boyfriend’s ceiling has a hole and leak from the roof and the maintenance has been ignoring his complaints to get it fixed. No one has come by and changed anything about it. He just moved into the apartment and one the first week it began to leak after heavy rain. The main office has been given him the run around for weeks and his neighbors says they also have a leak for two months now and nothing has been done.

2022-04-25Called today April 25th, 2022Multiple times (NO ANSWER)about a beehive situation that happened 3 weeks ago and it haven’t been resolved. Called on Friday April 22nd, 2022 spoke to Melissa because the bees came inside my (Bedroom) apartment she stated that the Bee Keeper was coming on Sunday April 24th 2022 never showed up. 2022-01-07As someone who has lived ar Franklin Commons before it came an Aion Managed community and that was truly the worst thing to happen to this apartment complex. Its tragic honestly. The girls working there are nice enough, but all the offer is lip service and empty promises. Groundskeeping and maintenance are quite neglected; which is weird because Im sure they make quite a pretty penny with what they charge for rent (also considering they JUST bought the apartment complex next to us which was one run by another company. Just your classic uncaring slumlord type situation here anymore.

2022-02-10This review goes out to Tabitha for getting on top of the issue i had with my pipes! When things were done incorrectly she came took a look and made sure to highlight how things were supposed to be handled and handled them. It’s also a plus my Dog likes her lol.
