Michael Gordon was absolutely amazing and was super helpful through everything. I lucked into meeting Michael Gordon at the first house showing I I attended in Philly. While that first house wasnt the place I ended up going with, he was nothing but helpful, kind, and a great resource as I continued my house hunting over the spring months. He helped me build a reasonable lists of what I was looking for in a rental and has diligently compiled a list of suitable properties in the area!

Michael was absolutely awesome to work with, and genuinely put in the time and effort to work with our schedules when it came to apartment tours. He was wonderful at finding locations that were uniquely suited to the amenities that we were looking for, was knowledgable and was above all patient. Also he has a very cute dog. Not that it affects his performance, but he’s a real live human with a real live puppy and a great sense of humor, and that counts for a lot.
Josh and Fred were responsive, kind, communicative & helpful. Josh specifically seemed just as excited for us as we were. We really enjoyed working with the team at Philly Living and would definitely use them again. Highly recommend their service if youre looking for a place in the area!

Christy Michaels was the most helpful during our process of finding an apartment. She was punctual and radiated a bright friendliness. She was very responsive with her emails. She even checked in on us when she ran into us on the streets to see if we were happy with our new place.
In the process of screening possible spots for an out-of towner, I had the pleasure of working with Josh from this agency. He was prompt, helpful and made it simple to schedule visits. He was the opposite of ‘hard sell’ and the property I saw was terrific - clean and not overpriced. Ask for Josh!

Our listing agent, Michael Gordon, was a great person to work with. I started looking for apartment in late August because my landlord of 5 years was looking to sell the property. It took some time to find the right apartment to fit my needs, in between my shift schedules at work and the current competitive market. I would find an apartment of interest and within a day, it would be rented out already. Michael Gordon with PhillyLiving was so patient and helpful in reaching out to me about properties and notifying me of new properties through the portal he provided me with. I found an apartment I was interested in and was initially denied due to my student loan amounts. I was ready to give up but Michael spoke of how I deserved the apartment and really vouched for me as a future tenant. If it wasnt for all of his efforts, I wouldnt have gotten approved. I was looking at a bunch of places and spending so much time sorting through all of them and Michael Gordon just called me because I guess I looked at one of their places and he was so incredibly helpful and nice. He put in so much work into emailing me new places each day, and even gave me an accessible portal to view all the places on a map with the details of each! It was so insanely helpful. My wife and I just moved into our first together home and let me say its never easy when things arent as they should be for the tenant or other unknowing parties and upon moving in there were a few repairs and issues with the home that happened during its vacancy, after moving in these items were expressed as urgent matters and needed immediate attention.Not only did philly living respond almost immediately but even on days when office was closed a Sunday during a pandemic needing a specialist for a repair we still had a response in less than a hour and the very next day fixed and all is well..Not only are we ecstatic to have been welcomed into such a great community of family and friends but our minds and worries are set at ease knowing were in the hands of people who care.Ive lived all over this country and never had better faster maintenance repair or home care service from a landlord, rental agency, or even apartment complex with maintenance living on site.Thank you kindly
My leasing agent from PhillyLiving, Michael Gordon, was SO helpful throughout the entire process. While I was searching for an apartment, he sent me rental options that fit my all my criteria. Once I found the place that I was really interested in, Michael went to the property and did a virtual tour (I live hours away so this was very helpful). Later on, he met me at the apartment so I could tour it in person as well.He also always responsive and friendly. I thought apartment searching was going to be kind of a drag, but Michael made it a super easy and enjoyable experience. Id like to help the next person who would like to rent through PLMG/PMG.Issue 1: the apartment I was shown was not the apartment I got. I was shown a beautiful apartment virtually, pressured to sign the lease before seeing the physical apartment, and then given a different apartment. (Not identical in many ways)Issue 2: No permit parking after I was told by the realtor that there was.I recieved 7 tickets in one week after applying and receiving my permit to find that the block is not zoned for it. Oh..and..ppa does not give you your money back.Issue 3: I was told by realtor Michael that the only utilities I pay for are electric. Then I recieved a water bill in the mail one month later.Issue 4: It states on the apartment website that there is a state of the art laundry facility. They are actually talking about the public laundromat next door! It is connected to our building, but it is public..not just for tenants.Issue 5: Communication. They follow up weeks later. They are terrible with communication.Be very very careful before renting with PLMG/PMG and make sure you record or document all conversations. Make sure you see the apartment in person, not just virtually before signing the lease.TERRIBLE TERRIBLE! They all have terrible tones and attitudes. How can you run a company this way?
This is probably the worst company I’ve ever worked with for an apartment rental. I was shown an apt in the middle of a rehab being done to the unit. While being shown the property I was assured everything would be finished upon move in .At first glance the properties all look quite nice. Please take a hard look before moving into one of these places. I moved into a property that was advertised as “NEWLY RENOVATED” the stove wasn’t working and the refrigerator froze everything that went in it. There was vents missing and holes in all my walls. There was a roach infestation in the entire building that they make sure you as a tenant don’t notice before signing the lease. I’ve put in about 10 request for fixes and the company uses a third party handy man service so my request are almost never tended to in a timely respectful manner. When I have had things fixed the crew leaves trash and other things laying around after the job is done so that the tenant gets stuck with clean up. I had to call the cities licensing and inspection department just to get my heat turned on for the winter as all my request were ignored (they came after the city gave them a timeline) I have lived here. For four months now and have paid 3 months RENT IN FULL. I have 1 months rent in escrow currently and instead of responding to email and phone call request from me on multiple occasions to obtain a rental credit for everything I’ve had to endure they send me a legal notice to sign up for rental assistance or be evicted! This company is attempting to make money off of the rental assistance programs offered by the city. This company also attached a $250 charge for sending me that legal notice. I’ve never needed any type of assistance. The best assistance I can get right now is legal assistance to make sure I’m making the right moves from this fraud that is happening. I WOULD ALSO LIKE TO ADD THAT THE AGENT THEY HAVE SHOWING THE PROPERTIES MIKE G IS GREAT BUT YOUHAVE TO WONDER HOW MUCH HE KNOWS. If you’ll notice most of the good reviews are about him and not the property!!!
Ive been renting in Philly for about 10 years so Ive been through basically all of the property management/real estate companies here and Ive got to say that Philly Living has been one of my better experiences in terms of apartment searching.I was contacted promptly by one of the agents, Mike Gordon, after inquiring about a unit. Mike is definitely an interesting character... but when you have to go through the monotony of touring one underwhelming apartment after the other, you really appreciate working with someone enthusiastic with a sense of humor. Mike let me know right away that the apartment I was searching for was unavailable but gave me at least 30 other options within my search criteria. When touring apartments, he was professional and informative and always guided me towards what he thought fit my preferences (I appreciate that he wasnt just pushing open units on me just for the purpose of getting them filled asap). After touring another apartment, he brought me to a unit that was in good shape and spacious, in a great location, and fairly underpriced for what it shouldve been. Best of all, it wasnt listed on any sites otherwise Im sure it wouldve been taken right away. The lease was prepared and signed less than 24 hours after I put in my application.I definitely recommend PhilyLiving Management and Mike, specifically for your apartment searching needs.

Both his professionalism and responsiveness were top tier and he was able to get an answer for us in less than 24 hours. In short, if you’re looking for an efficient realtor who can get the job done, he’s your guy.
Stay away from this place!! Ignore all the reviews about the agent showing the property! I’ve come to realize that he is apart of the scam that is this property management company. Don’t be fooled. They are everything wrong with the real estate business. Shady lease signings. Unfinished restorations properties being rented. As a property manager I can assure you they will cost you more then help.
I lived in a property of this company for two years and had nothing but positive experiences! Very few maintenance issues to begin with, and prompt response from maintenance whenever issues did arise. The women in the office (Dawn, and I wish I could remember the other womans name!) were lovely and very helpful during my moving-out process, even when I would show up at the last minute!
I will highly recommend Philly Living to any and everyone. I relocated from New Orleans & I met so many dishonest people within the moving process. I lost a few hundred dollars applying for places that certain companies knew werent available or they did not show interest in renting their property to me. The moment I found Philly Living, was like Christy was sent to me. She was kind, HONEST & professional from the moment I sent her an email. She was consistent until I found my home! Wish I can rate 10 stars!

When I moved in my apartment had roaches, I heard mice in my walls every night, my windows were painted shut and didn’t open, and my heater caught on fire turning it on for the first time and literally never got an apology - they just replaced it. My PECO bill was extremely high during the winter and I barely had the heat on. I was scared to sleep because of the heater incident in the winter and would wake up often worried that it would catch on fire again. There was also a broken fence in my patio when I moved in and a bunch of garbage and debris that was never eliminated on the other side which attracted more mice and bugs. The location was nice but that is it.
The dont value tenants privacy or right to quiet enjoyment garunteed by law. As a single woman living alone nothing makes me feel less safe than having random men right outside my open patio door without warning.I have a private patio on roof that looks directly into my unit. Without prior notice workers are in my patio space directly looking into my unit. No one from management feels this is an issue.
Stay far away! I would not recommend Philly Living to my worst enemy. That is, unless you enjoy finding your apartment filthy upon moving in (including a washing machine filled with actual dirt); receiving bills that were supposed to be paid by the last tenant for your entire tenancy; waiting months for repairs (landlords, beware, theyll take months to repair your roof, and by then the water will have damaged the paint on all of your walls); and tons of surprise bills upon moving out. I tried every method of contacting them - phone, email, Facebook - and received no response. What a nightmare this management company is - for both the tenants and the landlords. Apartment quality was mis-represented by rep when I was not able to view the unit in person. They gave the unit a facelift to appear decent, but there were significant structural issues and major problems. Maintenance is slow to address concerns. I have yet to ever be able to speak to the actual landlord, only the head of maintenance. Refuse to address any cosmetic issues with the unit. I have rented from 8 different landlords over the years between Philadelphia and Washington DC, and Philly PMG is unquestionably the worst I have ever dealt with. Do not recommend and I personally refuse to ever rent from them again after this lease ends. Additionally, things do not seem to have changed with the change of name to PhillyLiving. Stay away.
I love PhillyLiving so far! Even though I was nervous, I ended up in the perfect apartment: exactly where I needed it to be located for only $945/month plus electricity and internet. Cristy Michaels was awesome and helped me with the tour, application, and lease. I was with PMC Property Group for a long time before this and it doesnt even begin to compare - PhillyLiving is where its at!
This is the bottom of the barrel when it comes to rentals in the Phila area. Most the units are infested with bugs and other creatures. I’ve never run into such a negligent company. I’ve been renting in Phila for 20 years and this is the worst management company I’ve encountered
Ive lived in a property that PMG manage for 1 years. The building has rodents -not in my unit but I can hear them in my walls, ceiling and floor. There are so many and they are so loud I can hear it over my TV. They have done NOTHING but send a exterminator once to tell me they dont know how they are getting in the building. They are not in my unit (thank goodness) , so PMG should be responsible. I own my unit and pay HOA but they have done NOTHING. If I didnt own my unit I would move. They are unresponsive and unprofessional. Do not rent, Or buy a property that you have to pay a HOA to them.
Good use of a website for payments, service requests and tracking requests. Overall have been pretty responsive about issues. Also, they keep you up to date on changes like recycling and garbage collection. I have heard of people dealing with landlords directly and having a pretty miserable experience. So far, I like PMG managing my apartment.
I cant say enough good things about PMG. Matt is Superb. They are by far the best Property Management Company around. I own a building in Philly and they do an excellent job managing my property. They are always keeping me informed and up to date on the maintenance. The technology and financial reports are exceptional. Keep up the great work!
I’m reviewing 311 S 13th St & management.Honestly a great place to live. The most perfect location, and the building has management staff right downstairs. There’s double locked doors to get in for security, mailboxes inside these doors, and an elevator. Most of the people living here (I’ve been here for over 3 years now) are single, quiet, people. I have not seen a child even visiting this building, or a dog. Cats are allowed I think with a pet deposit. The only negative is the communal washer/dryer - there’s 3 of each in the basement ($1.50 load, only in quarters) and frankly they’re outdated and don’t work well.As far as management, they are on top of everything! If you request maintenance, it’s done within 24 hours tops. On weekends, I once got stuck in the elevator (lol) and the lock on my door broke (SOS) and the on-call maintenance staff still got back to me at a reasonable time and helped me resolve the problems. Also, as an added bonus, rent only has gone up $25/year. This building is a gem.
I have lived at The Morris since 1992, and I have been very happy and satisfied there. I am now in my 3rd unit (each unit was an upgrade to a larger apt.) PMG s offices are located on the first floor of the building and they have always been respectful, friendly and responsive in a timely fashion. I have over the years have recommend friends to seek out an apt. through PMG.
PMG was nice to work with when viewing the apartment and signing my lease. Ive been in my unit for almost 2 years now. Easy to use portal for autopay and maintenance reports. Quick to repair and fix problems. For example, I had a problem with my fridge and they replaced with a brand new one with a week. The only thing I wish they did better was provide recycling and garbage bins, so trash wouldnt become a mess on the sidewalk and street each week. Overall, I would recommend renting with PMG.
I was a tenant at a PMG property for two years and had a wonderful experience. Alan and his team were always responsive to any inquiries with quick turnarounds for any maintenance issues. I would certainly rent a PMG property again and would recommend them to anybody in the Philly area.
PMG is somewhere between a slumlord and a poorly run company with no concern for its clients, the renters.Look at the mission statement on their web site. They are only concerned with increasing the bottom line for the property owners they represent.They should realize that this is a renters home and is an important part of her life. To them you are just a piece of meat paying rent. But this is your home, you have a right to be comfortable to your standard for the significant rent you are paying. The place needs to be maintained in a timely fashion.Once you sign your lease expect to treated like a dog. Your maintenance calls wont be answered. If they do respond they will try to counter your issue saying it is not valid so they dont have to fix it. They will enter your apartment without notice.Liza Melendez, the maintenance supervisor, is incompetent and rude. Maybe she is instructed to be that way by her superiors, but since she wont forward you to her supervisor, it is on her.If you submit a maintenance request you wont hear back from them at all. Then out of the blue they may send an unscheduled incompetent contractor to look at your issue and tell you it is your fault. They have an online portal that looks very snazzy but it is not kept up to date with the status of maintenance requests or rent you have paid.They are woefully understaffed, with one rude person answering the maintenance requests for the large number of properties they represent. Your call goes to voicemail most of the time and they close the office without any notice. The upper management of the company is just as unresponsive.Buyer beware. Before submitting your deposit, check all of the faucets, windows, heating, cooling, stove, etc. to make sure that everything works.Edit 9/17/18: Dont be fooled by the fake five star reviews on here. PMG has obviously paid people who have never rented from them to leave positive reviews. It is a common fraudulent tactic in the realty business. E.g. Evelyn Morgan with multiple generic five star reviews of realty companies all over the country.Edit 1/10/21: Yeah, I came back over two years later to update my review because the horrendous experience I had with PMG/PLMG stuck with me this long. Look at the companys response to this review. It is probably written by Matt, one of the owners. The message is an indication of how unprofessional they are. Instead of offering some sort of customer service or taking responsibility they blame the victim and quickly turn litigious. Like another reviewer said, the only thing that will get them to do anything is legal pressure. I had a life threatening heat issue that they would not fix until I filed a report with License and Inspections. My complaint was upheld by the city. When my lease was up, they sent me a letter saying that I could not live there anymore. They gave me enough notice, so it was technically legal, but I feel it was them trying to get revenge.
PMG really never ceases to amaze me. They’re just the most unhelpful, inconsiderate, rude, and useless batch of people you can get. I’ve had countless bad interactions with both Liza and Zani and I’m just so happy to not be under their management anymore.It started with their rude attitude, the code violations with the city, then came out building getting kicked out of our apartments with 60 days notice during the midst of a pandemic, and it just keeps going.I had to quarantine because of a sick family member and wasn’t able to return my keys in person like I normally would. I had to mail them back and because of all the issues USPS is dealing with they’re running way behind schedule. I let Liza and Zani know about my situation and of course they gave me no options, told me they can’t help me or make an exception, and I would be charged for each day the keys aren’t there. This company honestly blows my mind, I have no idea who would recommend them.For anyone dealing with issues with PMG, go through the city. That’s the only way they’ll do anything.That being said there are some helpful workers you can ask for, such as Scott Goldstein!In response to PMG: myself and the other tenants have no problem with being patient while you fix it. Our problem is with people like Zani who respond with an attitude when we ask for an update.. for example telling us it’s none of our concern and it doesn’t directly affect us.
Been living in one of their apartments for the last few months. There were some issues when I moved in but I have to say both maintenance and their staff has been really quick to help get things fixed and sorted. Especially during COVID, I’m impressed and happy with their response.
Our HOA transitioned to PMG in Nov. Matt was outstanding in arranging for the old management company to release records and bank funds over to PMGs management which was no easy task. Within the first few weeks Matt and his team helped our HOA get several needed repairs done and administrative items under control. I appreciate PMGs attentiveness in our transition. Thank you Matt!
The group that handles legal documents is surprisingly extremely friendly, pleasant, calm and funny. I went into the office concerned about a document I received in the mail and I wasn’t sure what to expect. Honestly, I left the office giggling with a huge smile. They were really nice and answered my concerns professionally and respectfully. I would definitely recommend this group!
Absolutely terrible, ghost-likeThey charge an insane amount of fees up front for rental applications and make you pay for your first and last months utilities in advance. I know of no other management group that is as bloodsucking as them. Not to mention if they do decide to approve you, you can expect a ghost-like presence if you ever need any repairs or have any concerns about your apartment. They only seem to show up when they want to increase your rent at the end of a lease or try to charge you inspection fees for not letting them view your apartment or not crating your dog when they come to view it. DO NOT RENT FROM THEM!!
They are truly so bad that words fail me. Im looking into firing them. They recently changed management and name (formerly PMG) but dont be fooled. Hire them at your own risk.Update: as you can all see from PMGs response to my initial review, they lead with You are totally off base. They never address the overall problem (communication) and instead choose to deflect and place blame on others instead of taking responsibility as a true professional should. Sound familiar? I say we VOTE. THEM. OUT. at the next upcoming board meeting.
The management and staff of the PMG Realty exemplify the way in which the management of real estate should be provided. Their expertise, professionalism, communication and attention to detail set them apart and allow property owners to rely on their advice and support without hesitation.
They slap a fresh coat of white paint on every surface, painting over whatever is on it, I can usually find small hairs and pieces of dirt entrapped underneath layers of paint in the bathroom. There is paint spilled on the tile flooring im assuming from when they half assingly slapped the 500th layer of white paint on the wall.Seeing how they respond defensively to others critical Google reviews and accuse them of lying instead of being receptive to feedback I am very interested in seeing what you will say to me. You get what you put into it, and if what you put into it is literally the most half assed job ever, you arent going to attract the most positive feedback.
Most unprofessional and incompetent organization that i have unfortunately had the unpleasant experience of dealing with..... i could go on and on about how poorly run this company is and how incompetent they have proven to be time and time again, however, its not even worth my time to write seeing that my list of grievances goes on and on and on.... just terrible - spare yourself the multiple headaches and avoid at all costs.

2022-04-16My partner and I went through Michael Gordon to find a new apartment and he was fantastic. When we werent able to get the apartment we initially wanted, Mike stayed committed to finding us the perfect place to live. He was extremely communicative and always responded to our questions quickly. He made us feel comfortable and had our back throughout the entire process. We were able to find an amazing place that was everything we wanted, all thanks to Mike! He was truly great and we could not recommend him more.

2022-06-20I had an amazing experience working with Michael Gordon to find a new apartment. I had particular wants/needs and he worked with me to find the right place - and was responsive/available nearly 24/7! He was extremely responsive, helpful and worked around our busy schedules to ensure we could tour all the apartments we wanted. Once he knew what we were looking for, he hit the ground running and made sure we found a place. I would highly suggest him if youre looking for a realtor!

He responded to all of my messages in a very timely manner and all of my requests for an apartment. We looked at multiple units and he was very patient while I picked the perfect one! The apartment was ready for my move in date even on such short notice! Couldn’t thank him enough!

He helped me get a second showing within two days so my boyfriend could come from out of town to see the apartment. We’re very excited about our new place! I got his contact at an open house and he gave me a private viewing of two properties and I signed the lease a day or two later, the whole process was very smooth from beginning to end. Being a first time renter i was very overwhelmed with searching for an apartment , contacting a bunch of places, scheduling tours.Once i met Michael this whole process got significantly less stressful! He gave me a list of places with all of the requirements i requested within 24hrs. That following weekend he spent the whole day taking me on tours of all the apartments i was interested in. He made me feel comfortable ( Plus he has a great sense of humor) he helped me thorough my whole application process now I’m moving into my first apartment and I’m nothing but thankful that i met Michael. I’m 1000% sure this wouldn’t have happened without him. I told him i need to move before the month was over and he made that happen!

He made everything 10x better for me.In the beginning finding a house was so hard for me when I met Michael he recommended so many houses that fit my price bracket and location as well. He communicated with me through the whole process of getting into a home which is very rare from most people.
