A solid 4. Easily a five once the random fire alarms and construction noise is done. They have the whole payment and customer service experience nicely setup with online options and easy email access to property management.Apartments are nice and minimalistic and has everything youd need including an indoor washer/dryer combo. Concierge is usually quite friendly and helpful.Its also at a very good location near whole foods, target, art museum, and within walking distance to the downtown. I also like that there is essentially no neighborly noise, so if youre looking for a nice quiet location this place is solid.
Great experience overall! Concierge, maintenance, and leasing teams were always extremely friendly and helpful. Studio was rather small, however the amenities and location more than made up for it. Gym is a nice size and the building is kept very clean. Walking distance to center city and suburban station.
The Hamilton is such a beautiful property in the ideal location. The amenities and apartments are great but what really makes it home are the people. The leasing office, maintenance team and concierge staff are all amazing and will raise the bar for any apartment living experience you could ask for.
Had a pretty difficult experience living here. Leased a unit overlooking the courtyard, which I was thrilled about because all I wanted was to have an outside area with a grill. Unfortunately, the grill was inaccessible all year as they started construction on a third tower in February--- we moved in a month prior with NO knowledge of the construction? Theres no chance wed have accepted the terms of the lease had we known and the worst part was we were rushed into the lease as we signed the day we were shown the apartment. Once construction started I was woke up at 7:00 daily---all year long. Every day. There were Saturdays mixed in without warning as well. It was horrible.
DISHONESTY Management! They will try their best to steal your security deposit!I moved out in Dec 2020. The Hamilton first forged a $955 clean fee deduction without any legal proof. After I questioned about it, they reduced the cleanse fee to $255 still without any legal invoice or receipt. The Amount is unreasonable and they will not provide any proof within 30 days (which already against the state law). I still havent got my security deposit yet and I am going to sue them! This company is dishonesty and with bad faith!UPDATE: I asked the management team to send me the receipt or invoice, no response. Without the receipt, how do I know you are charging me in a fair market price, or just a fake number, like the previous $955 clean fee charge?The property manager Kathleen only responding on Google review and pretend to solve problem. In fact, they ignored my email, and they never give me a call.THEY ARE FAKING NUMBERS ON THE BILL! Dishonest and disgusting.
My name is terrence and I’ve been living here going on two years this October. Moving to a whole new state is hard but I can honestly say the staff as a whole of the Hamilton has made me feel like a valued resident and family member in this community. From Nisha on the concierge who is very dedicated to the residents and makes coming into the Hamilton very welcoming to the front office in particular Jane and aigner who helped me with every question and concern (even when I felt like I was bugging them) when I wanted to transfer to a different unit. and I feel comfortable going to them with any concerns that I have.Also the entire maintenance team is very dedicated and doesn’t get enough praise for their hard work so I’ll be the first to give them that. They are always quick and efficient with any concern that I have as well. Tom was a big blessing in helping move my bed from one floor to another which I really appreciate and is thankful for.Overall i say living at the Hamilton is a great place to live and develop great memories.
While the luxury apartment has some great amenities and solid floor plans, there are overall issues with the apartment building to be wary of. It seems as if the general amenities and apartments were put together fine without consideration for anything else.Parking garage is a disaster. A dangerous one-way road leading to a dinky garage space that looks like it was built without planning.On-going construction and false emergency alarms that get set off frequently and randomly throughout the day as early as 7AM.Stairwell is shabby and poorly designed.If youre gonna pay for the price for a luxury apartment, Id expect the whole experience to be well thought out and finished before residents move in.
The women that work the front desk are so patient. However, all of those people that work in the management office are nasty and rude. It’s so bad that I am writing a letter to their corporate office or property group to discuss this matter. Everyone needs to be fired for the way they treat people that are trying to spend their money. I’m disgusted!!! I will NEVER move here.
My experience at The Hamilton has been great. The staff are friendly and they recognize me by name. Each day I leave and come home I am greeted by name. I feel as if I am getting my moneys worth with this community. In comparison to my former apartment, customer service at The Hamilton is above reproach. This is a great apartment community to live!
Parking is tight in the upper garage especially when employee are observed taking up 2 parking space . Lower garage is dungeon like and never surprised to go to my vehicle and find it covered with substances falling from the structure above to feel the need to find a car wash ,not knowing if the substance could eat away the vehicle finishes .No elevators from the parking dungeon to the main lobby and one is required to climb 2 flights stairs to get to upper garage , and walk across the upper garage to make their way to the lobby. This create a feeling a shower is needed once walking through the apartment door. 300 per month! Had I known , I would have never had it included in my lease .I also feel the square footage of apartments are outside dimensions instead of inside apartment dimensions . Very tight and small compared to what Im used to lease through the US for what is being paid here.With that said , Im only temporary and will be at ease when I move on.I wouldn t suggest to any one to not lease here but I would voice caution and to go look before leasing .I would also say Im not being negative but neutral with the Hamilton .An empty apartment has had its lightning on bright bright. closing my blinds to shed the light at night didnt help .a the lights brightly .For a while their was a sign in the elevator , food and meeting with the buildings cleaning vendor . I went down to the lobby at stated time and thus never happened . The sign went down and an opinion / survey request sign was posted . Im not sure what this was all about .1 person stated in a review they were called by name Everytime they walked in the door .I find, when I walk through the doors , concierge us sitting with their heads down, never looking up with even a smile or a welcome .I just dont find staff opening friendly at all, I speak and get an impersonable hi, holding back a greeting until they are greeted.Now Im from the south where folks fall over each other with kindness greeting and friendliness and just not used to others not showing the same here and Philadelphia .Ive been taught to have friends you must show yourself friendly . Ive tried Here but totally an unfriendly culture exist .One other item is when leasing from bozzutoTake a tape measure to check the sq ft of the apartment their trying to lease . I was advertised with 600 sq ft paying 4470.00 per month and my tape measures 437 sq ft therefore, in my opinion . It came by ackvss bring told the apartment is 550 SQ feet. I ask if they were willing to measure the apartment in my presence . Of course not .Ive just never ever had to deal with this kind of dishonesty as I feel it is and still very disappointed in the management for not seeing or trying to see their clients side . Im so sorry I allowed myself for my choosing The Hamilton will tough it out
The Hamilton, owned by Bozzuto, is a gorgeous apartment complex with ample space in the common areas, offering fun activities like shuffle board, chess, and billiards. The gym is convenient and never too crowded. The staff is phenomenal—everyone is responsive and friendly.Giving four stars instead of five because:A) Parking is really tricky unless you pay (several hundred) more per month to use the designated garage. It would be so helpful to turn the surrounding streets into “Zone 6” parking, but instead it’s all PPA paid parking on 15th, 16th, Callowhill and Spring Garden (nearest streets), which I don’t think Bozzuto has much control over but it would be great if there was some cooperation with the city to make parking more affordable for residents here.B) The apartments themselves, while beautiful, new, and functional, are small. I get that we live in a big city so space is limited, but it’s just something to consider if you like having get togethers at your home.
Brand new, nice exterior. Interior also nice. Only a block away from Broad St. Line/Spring Garden Station. They are moving Philadelphia police headquarters on next block so they are building new CVS, Starbucks, Wawa, Healthcare center, + many other stores all around this location, in walking distance in next year. Philly Community college right down Street also. Great place
I filled out the online contact form and called multiple times over the course of three weeks and each person I talked to assured me a timely response from the leasing team, but no one ever called me or responded to the web inquiry.I then created a leasing account and filled out a form where I received a unit quote using the website, however the quote was only good for two days and like the issue I previously noted, I couldnt get hold of a single person to discuss leasing the unit.
My bf had a lease here when i moved in with him. he signed a year long lease but payed thousands of dollars just to cancel it and move out earlier.the apartment and lobby is beautiful but horribly thought out. the shower is the same level as the bathroom floor with a drain in the middle so when you shower, water gets all over the floor. the desks and study areas in one of the phases is right next to pool tables, so when you study all you can hear are people being loud. the newer study area has no ceilings in the little study rooms so there isnt really any privacy as you can hear people talking on zoom calls. as if things couldnt get worse, the ladies at the front desk are extremely rude. the lady i thought was nice -as she has helped us with the broken coffee machine multiple times- gave me a hard time at the elevators because i didnt have my key and she didnt “recognize” me.. did not make any sense since weve seen each other multiple times. and i also heard one of the guys from the office say something racist. we moved out months ago but i just felt the need to write a review with our experiences.

2022-04-13I am the tenant living in The Hamilton Apartments, I just wanted to say thank you, these apartments are incredible! I didnt realize they would be this amazing. Ill be sure to take care of everything inside my new home.Also, I just wanted to shine light on leasing agent Brooklyn, she is wonderful, doing a great job and is really kind. Brooklyn made it very transparent with the requirements for move in kept great communication, and even gave suggestions on ways I can decorate my apartment. Unfortunately I do not run into her much but please let her know that I really appreciate her efforts. Thank you and take care!

2022-02-15I like this place. I am actively considering one day to move out only to move into an upgraded room in the very same building. The staff are great, the amenities are fantastic and the community events, although I dont go to a lot of them, are plentiful and very enticing! I royally lucked out finding this amazing place. Zack especially is a great staff member that comes to mind.

2022-01-09Newly-constructed building with great amenities and staff. Some apartments have great views of downtown! The only minus point is that certain amenities are breaking down often (it is great to have public grills, but they were broken after only a couple of weeks), but that is probably due to other people living here, rather than the staff.

2022-02-16It’s awesome to stay in Hamilton. The place is full of activities to do and the community is very nice. The location is great you can walk to the center city and city hall where there are many to do.

2021-08-23There is no better place to live in this area, The Hamilton is the best of the best. Seamless leasing experience, I had the pleasure of working with Zack the leasing manager and he was very prompt with all questions and made the leasing process go by very smoothly. Unlike most properties, you are in good hands even after signing a lease here, as a resident any inquiries/questions are resolved very promptly. The maintenance team here is top tier as well, I had a few maintenance requests and Ray and the maintenance team were here getting things resolved within a few hours. Ray was very personable and professional, he was able to get everything fixed very promptly on a Saturday and even came back the following Monday to ensure everything was working properly. Overall very professional team here at The Hamilton, very well run building no point in looking anywhere else, this is the best place to call home.

2021-08-20Overall the experience in the Hamilton is great. The apartment was really dirty and lots of appliances were not function well when I first move in. However, the maintenance team is great! Ray and Gabriel were really nice and professional, they helped me to fix most of the problems!

2021-06-14Ive lived at The Hamilton for a year or so now and I absolutely love it here. I am new to Philly so searching for apartments in a new city was extremely stressful but the The Hamilton team really took charge and handled it all with ease. I feel safe and very much at home at The Hamilton and am very happy to call it my permanent home. The building and amenities are truly top notch but I am most content with the positive energy of the front desk team, maintenance/janitorial team, and leasing office is what makes The Hamilton stand out from other apartments.

2022-03-03The apartment has great facilities but unfortunately the Management Group Greystar is ridiculous. I would say this apartment is a nice place to stay but I do not recommend staying in this apartment with this incompetent management group Greystar

2020-10-08The maintenance team is the best! They deserve 5+ stars! However, this is a newer building that needs to work out some of their kinks. I’m sure it will be fantastic in a few years!There is so much construction between the garage and the new building. Random fire alarms go off all hours of the day. 1 bedrooms are more like a studio. Rooms are a glorified dorm room and very small. If you have a dog, this building is not dog friendly! Many residents are terrified of dogs.Bryan is great though! I feel like things definitely improved when he came along. He is responsive and extremely professional. Which is exactly what the building needed!
